Hello everyone,

thanks for the feedback. I will now try to address some of the points that were mentioned.

- We also asked construction companies that build turnkey, but unfortunately the problem was often that they did not want to deviate too much from their standard floor plan. Probably because the statics would have to be recalculated. We have an open area on the ground floor across the entire width and 6m length with a support (which marks the end of the kitchen area).

- The architect is quite well regarded in our town and has already built in the first section of the same building area and will simultaneously supervise 4 other houses in the same area, which means discounts could be possible through the planned simultaneous awarding (which we have already achieved in the soil survey and also with the surveyor).

- The plot is level and slightly lower than the road that will later be built, meaning some of the excavation can be distributed on the plot; the soil survey is already available.

- Costs related to the plot (price, real estate transfer tax, notary & land registry) have already been paid and are therefore not relevant here at all.

- Financing costs will most likely not arise; also no commitment interest, as the loan contract will only be concluded shortly and 12 months are free of commitment interest.

- Surveying services have also already been awarded and are of course not included here.

- Other construction preparations (construction water & electricity, approval) will of course still be added.

- All engineering services will add approximately €28,000.

- Drainage is additionally budgeted at €4,000.

- Exterior work with €8,000 (although this should be very simple and will probably only be completed about a year after moving in).

- House connections will then be budgeted again at around €5,000.

Hope this helps somewhat to understand this list better.

Hello,


Statics are often used as an excuse. However, since a house is hardly ever like a garage – where the statics are indeed provided by the garage supplier – the statics must be completely calculated after submitting the approved building permit without conditions.

With the "program palettes" of these types of providers, it is more of a logistical problem. Since they do not deviate from their standard house programs (this is intentional and legitimate), they consequently have no communication difficulties with the contracted craftsmen and therefore no unpleasant conversations with the clients on the construction site if there are problems deviating from the standard. All craftsmen involved know their always identical workflows.


That is no problem; it just has to be taken into account when calculating the statics.


You should not say that too loudly, because then the engineers involved risk trouble. They must operate within the parameters of the HOAI, which allows no room for discounted fee claims. The penalties for such "favors" are not exactly small.


Only if the soil report does not prescribe different fill material.
