Appointment with the building provider, need floor plan suggestions!

Hello everyone, we are currently in negotiations: 508m2, facing east, front width 15.10 m and thus about 32 m long, as the rear width is about 16 m. We are allowed to build according to [34a]. This means for us: in line with the neighboring buildings. So the house starts about 1.50m from the street. We want to build a single garage to the left side of the house, so on the north side. On the south side, a carport. We want to build without a basement. So the utility room has to be on the ground floor and also a workshop room for the man. The question is: outsource the workshop and attach it to the garage? Or integrate it into the house? The house will be about 9 m wide and nothing else is fixed yet. We want a fireplace in the living room and a walk-in closet in the master bedroom. Since we have no gas, we want to heat with an air heat pump. We got a tip to build the air heat pump in a room behind the garage. Oh yes, we have no children yet. Want one child, max two. We are now 30 and 31. Construction is supposed to start in autumn. So far we have rough floor plan drawings but now we are already so tunnel-visioned that no new ideas come to us anymore. We would like a city villa with [135-145 m2]. By the way, the master bedroom should face the garden o/s. Children’s room preferably n/w. Does anyone have floor plan suggestions? Have I forgotten anything important? House width max. 9 m House length up to 12 m possible. That is roughly the building envelope.

*laugh* I doubt that people will now be throwing floor plans at you. Everyone is just too individual with their ideas and wishes for that. Google through the internet. Look at the different floor plans there and note down what you like and what you don’t. That way you get an overview of your must-haves and don'ts.

I would always connect the workshop to the garage. Should there be a door from the garage into the living space?
Heating: Do you want an air-water heat pump or an air heat pump? They are a bit different. One heats through the air (I don't really like that) and the other through underfloor heating. Explained simply.

Hello,
there are a few typical "standards" that are repeatedly offered in similar forms for prefabricated houses because they fit many builders. To get the orientation right, the plans are then rotated and mirrored and one or the other wall is moved. Maybe this is a good start to know what you want. For example, try typing Sunshine 143 - V6 into Google search. Just to give an example.
But for your country and your wishes, it’s best to ask your architect as you did here. Then you will get your individual house that suits you and not a off-the-shelf compromise.

Just post your rough floor plans here. For a 9m wide house, I could now imagine a half-turned staircase on the left north side, in front of it either the utility room or guest/WC/dressing room. Most semi-detached houses have such a floor plan, you can google it.

Hello everyone. So what surprises me (in all the many, many topics and posts here...) - if you have made the decision to build a house, then you have concrete ideas. Is the current apartment too small? What do you not like? ... Questions about the house: What do we like?! A house in the neighborhood, from the family, with acquaintances, in the new development area... Then go to a house model park?! We did this and some there did not appeal to us, some were good and some could be improved. The advantage of such parks or exhibitions is that you can really go inside the houses. How is the light? What do we like about the layout, etc. Through this process we decided on a "house type" (Keitel-Haus Lichtenau 158) and modified/adapted it. The house was a bit "stretched," layout changed, an additional cross building inserted, rooms redesigned, etc. With this "floor plan" as a proposal + all our thoughts and ideas we went to companies and asked for an offer. At the appointments the companies were also introduced to us and how they build. This was very interesting, starting from the techniques, the people, etc. Ultimately it was a local (prefabricated) home builder who took over all trades for us. The process of "looking for a house" and then building usually takes years and matures in the minds of one or more people. Many details have to be clarified or will only arise later ... Whether it goes so "quickly" and you are happy with a proposed house for the next 50 years? These are my thoughts. Maybe this helps you.
