that's exactly how it is. I spoke on the phone with the responsible employee (the one who, according to the municipal building authority, would issue the permit) of the district town and explained it to him exactly like that. he clearly explained to me that the 3-meter rule is only about a structural matter. the actual area of 30sqm is basically always approved, as long as the structural integrity allows it (and there are no other reasons against it). and beyond a 3-meter span length, they just want proof. since we are spanning from the carport, we can go as deep as we want (we want 3.4 meters deep, exactly as wide as the carport extends behind the house), but only 3 meters wide. with then 10.2sqm, we are well below 30sqm. he did not want any application or similar.

the regulations vary completely from federal state to federal state. everyone should inquire themselves with the responsible people!

Yes, but the reason for the free depth of 3 meters will basically be the same, namely the statics! Interesting, interesting :)

If you want to install a terrace roof, you definitely need a proper plan that shows how the roof should look and be built. Ideally, it should actually come from an architect, unless you are so skilled in technical drawing that you could manage it yourself.

From your question I gather that you are currently building a new house? Then you are certainly still in contact with the architect. In that case, I would actually just ask how much the drawing would cost. Above all, he could also answer the questions you asked here. If the house is already finished, in my opinion it is not necessarily required to use the same architect. Unless you were particularly satisfied with him.

why hire an architect and have great detailed drawings if the whole thing is exempt from approval? if you want to build larger than the approval-exempt limit, you usually get help from the manufacturer of the roof in the form of documents. and anyone can really create a simple drawing with the house + roof. you can, for example, take a copy of the land registry registration and draw and dimension the roof. an architect is really too much here.

ps: in [Schleswig-Holstein] the depth is 3 meters, not 4 meters!

Exempt from approval does not mean that you can build anything. In the HBO, many approval-free projects are subject to Section V No. 3, HBO, which states that the structural safety has been certified or, in some cases, construction supervision took place. So with prefabricated structures, this may work if this certificate is included with the packaging. But with self-made constructions, you probably have to be careful. According to the HBO, garden sheds must not serve as accommodation for persons or be suitable for this purpose. How it is in other federal states must be checked accordingly.

I already wrote that you are allowed to simply set up the roof if you buy such a roof from a manufacturer with their documentation. so why now pay for an expensive architect?! otherwise, you can also pretty easily conjure up a structural analysis yourself. if you have any other proof, you can imitate it and just make all the beams a bit thicker = win. or you really calculate it. the structural analysis is without dynamic components. basically, it’s only about the weight on top and the snow load. the snow load is easy to find on the internet. then you round up generously and that’s it. besides, no one checks such a roof if it complies with the country’s regulations. the important thing is only that all general building rules are followed (not setting it outside the building limits (3 meters from the street), adhering to the sizes, etc...)
