I hope the numbers aren’t all that flexible for you

With an average net of €1600, there would be about €980 parental allowance. At least according to the BMFSFJ quick calculator.

One should not forget the tax burden in the following year, since no taxes are paid on the parental allowance; but the parental allowance is fully added to the income in the tax return.

For us, the problem was the two years between parental allowance and daycare place... (there simply was no childcare).

The difference arose because the above is the current net income with tax class 4,4 and the €2080 would be my net income if I then had tax class 3.

Of course. As long as your dreams are shared dreams; but sometimes with topics like children and working from home very big differences arise.

I also don't really see a problem in your constellation (except that you still don't really know what your dream house costs, or may cost. At least I haven't read anything about that here yet.

But you do know that this only leads to a shift of the tax liability to the annual tax assessment?

No, we really don’t know that yet, we are just at the very beginning, have no time pressure or anything like that. Basically, I first wanted to clarify whether we should rather think in another direction.

Now it naturally continues with finding the right house, I only know that we want a basement and that there should already be sufficient living space. But otherwise, we actually have quite down-to-earth demands.

How did you proceed here? When you were at the beginning? Did you know immediately exactly what you wanted and then went to the architect? We still have enough time, but I want to use it meaningfully in order to really find the suitable house for us, which we can also afford.

Is it, for example, advisable to already go to a builder now and talk to him about our project 2018/2019 or is that a waste of time? (Provided we have already decided on a type through visits to show houses etc.)

More or less it’s clear to me, but I didn’t include the refund anywhere in the first calculation above, right? So it’s money I can count on? Or should I still calculate with the 1,800€ then?

Hit me if I'm wrong.

Quick calculation:

140m² x 1400€/m² = 196,000€ + 40,000€ ancillary construction costs + 20,000€ upgrade + 15,000€ carport + 10,000€ kitchen + 20,000€ buffer = 301,000€

301,000€ - 100,000€ = 201,000€ loan amount.

201,000€ over 25 years full repayment at about (2% interest / 3% repayment) = monthly rate 851€

2080€ + 500€ parental allowance (over two years) + approx. 196€ child benefit

= 2776€ net - 851€ rate - approx. 250€ additional costs = 1675€ for living.

So nowadays I would rather calculate with 1800. Also, the basement is still missing.
