How are these flat sums per sqm that you mention here composed? Can this be categorized in any way? So basically, if I calculate with €1,800 per sqm, it is more like the upper middle class (basically the BMW among the houses ) and at €1,600 it is more like the VW Golf?

No, 1800 is Bavaria

1500-1600 I would estimate for the rest of the country as the standard equipment.

So, a rough 3-sentence...

30-40K€ ancillary building costs
10K€ for painting work
10K€ for essential outdoor facilities
10K€ for carport/pre-fabricated garage
1500-1600€/m² energy saving regulation house in standard equipment = 210000 - 224000 (140sqm)
50K€ for utility basement
10-15K€ surcharge KFW 55
10-20K€ for sample surcharges

+ buffer for contingencies (like difficult soil conditions, etc)
+ possibly Bavaria - "bonus"

Not yet included are things like kitchen, additional furniture/lamps or moving costs.

In terms of price, Oberpfalz (excluding Regensburg) is rather the affordable Bavaria... For the house with a basement, I would calculate €350,000 including additional costs

But the best thing is for you to simply visit a few regional GUs
