So the new status is that the loan amount is simply reduced free of charge and then the loan-to-value ratio matches again. And the issue with the [rangbereiten Grundschuld] suddenly isn't a problem anymore either. So apparently it depends on who you get on the phone. It's also strange that I have a fixed contact person and caseworker for one contract and always have to go through the hotline for the other and get someone different every time. But whatever, it seems to be progressing now and I will be very relieved when the matter is finally settled... there wasn't this much stress with the first construction financing 7 years ago. I thank you for the responses and reassurance.

Aren't you at the notary with the seller at the same time? Is that even possible?

this is a loan factory. they just want it cheap.

if you want a contact person you go to Volksbank, but whether they are more flexible ^^

Yeah. With a representative without power of attorney, then the contract is initially voidable and is sent to us after the seller's signature. We then go to our notary, sign there, and the whole thing goes back to the first notary. It's called retroactive approval or something similar. The second notary charges almost 100 euros again for the certification of the signature, which is definitely cheaper than the trip.
It's all quite nice, but it's starting to get annoying that we've been waiting for the contract for a week now. At first, it was supposed to go very fast, and now time is passing. They only send the contract as an email to print out anyway. They keep the original. OK, I didn't know that was possible either.

I possibly consider "Letzte Seite" and "versteckt" to be incorrectly presented. This month we financed with ING and the very first page of the contract folder contained a checklist with "Auszahlungsvoraussetzungen". One of the bullet points states "Kaufpreis ohne Inventar". It could have been noticed by reading it once.

Of course, it may be that your documents were prepared differently (due to intethyp intermediary), so this is only a guess.
