Oh yes, just remembered regarding the values: maybe one should actually consider a central controlled ventilation system with heat recovery; besides a very large comfort gain, you can save quite a lot of heating energy by more than halving ventilation losses, at least in the maximum/design scenario. I don’t think you save that much on operating costs, but if you also save a borehole, the difference in investment is not that big anymore.

I would absolutely agree with you that a controlled residential ventilation system should be considered both economically and from a comfort standpoint. Since the original poster wanted to achieve sustainable construction, in my opinion, a ventilation system would be part of that. Retrofitting is theoretically possible, but from a construction and cost perspective, it is very extensive and unnecessary for a building project. I would also not only look at the pure installation effort, but already consider that the property is a future-oriented investment.

Thank you for all the answers. To sensibly conclude the topic: We have decided on the geothermal option. A major factor in the decision was the noise level after we "listened to" the offered air heat pump in live operation. I definitely don’t want something like that standing in the (front) garden – I’m a bit sensitive about that.

We initially opted out of photovoltaics for cost reasons, but everything is being prepared accordingly (e.g., extra meter cabinet or space in the basement, supply lines to the roof, etc.) so that it can be retrofitted when we have some money "to invest" again
