Affordable building up to 400k, still possible?

Yes, that is doable with the skilled craftsmen in your family. Would a shell construction house be an option for you, provided that Mr. Dad and Mr. Father-in-law are not too old? You can also talk to them about what they feel capable of and what not.

I almost always vote for building a house in this forum ... and especially with craftsmen in the family.

Even if it is not going to be a shell construction house, it is doable.


You would probably also pay rent until your last breath.

Would you like to add whether the plot is flat, developed, any remnants from gas stations, ordnance or similar? Then we can better assess the earthworks here. (A note, which I don’t know if it can be generalized: Originally a strip foundation was planned for us. For reasons unknown to me, that did not work out, so now we will pay about €10,000 more for the earthworks/foundation slab. Details: The house manufacturer credited us about €5,000, so the foundation slab was cheaper, but the earthworks became about €12,000/14,000 (?) more expensive. If it is helpful, I can look up the exact figures again.)

I originally set myself a budget limit of 400k, we end up at about 480k (also because of a few things we decided to treat ourselves to ;) ) And now I think it was right to build anyway.

What is your alternative? Renting or maybe buying an existing house, which depending on the region can easily be almost as expensive as a new build.

And I would ask myself if you could get another plot if you realize that instead of 400k it worked with 450k and you want to decide to build again.

There are also some people in the forum, including me, who don’t want to live in the house for the rest of their lives anyway and then sell it and possibly pay off any remaining debt from the sale proceeds. Have you ever thought about that?

I think almost everyone here has exceeded their original budget. It was no different for us; originally, 450k was planned, back then even with a basement. The final calculation without a basement is then 100k over. But when I think about the existing properties we looked at (with renovation, similar budget) and how overrun they were...

A total budget of 400k is ambitious. Deducting land, kitchen, outdoor facilities, and incidental construction costs leaves you with under 2000€/sqm for the house. There will certainly be some own contributions required. On the other hand, with 150k equity and a big buffer, I don’t see a big problem in taking out a bit more credit. 50k more would significantly ease things, and 300k credit is still manageable with about a 1200€ installment.

maybe you should also ask yourself the question of how to proceed without building? Here I rather see the "Pandora's box" in rising rental prices than "closing your eyes and getting through the incalculable ancillary construction costs". Above all: you will probably have a significantly higher standard of living for the following decades (of course only after construction is completed/construction stress and assuming you do not sleep poorly because of the loan to be repaid) The loan amount remains the same, by the way, so inflation is working in your favor. With rent, possibly the opposite, as rents rise more than salaries?

Our parents are in their late 50s.
Unfortunately, the plot is not level. It starts level at the street and then goes down. I can send you pictures via private message.
For me, the question is whether I should buy an existing property. But the price is already probably around 400k, and then with 8% on top, that would be 432k.
It’s really difficult, everything.
