Affordable building up to 400k, still possible?

You need to elaborate a bit more…

If you really intended to build, you could have already saved some euros. Has that not happened?
Where does the budget limit come from? Have you been to the bank yet?

How big is the family, what does the household budget look like?

Equity 150k Buffer of 40k has been factored in 4-person household. Net equity fluctuates extremely, fixed 3.7, last year it was 4,100. We would have to pay off for 32 years at 1,120 euros. I set the limit myself. I don’t want to pay off over 30 years.

With 150k equity and a total project volume of 400k you only come to a loan amount of 250k. I see no problem at all to repay that in under 30 years. With currently about 2% interest and your mentioned rate of 1,100€ you would be done in just under 24 years.

That’s my assessment; if you bring in a lot of EL, it can work, but it’s a tight call. What I meant to say is rather that the 400k limit for you doesn’t seem to be set in stone, but rather arbitrarily established? I don’t quite understand how you come to 400 in relation to the 30 years. There is no real connection mathematically.

In your situation, I wouldn’t let the project fail now because of €30-40k just due to a fictitious limit.

If you go in the direction of Danwood, Allkauf Haus, Massa Haus, etc., 140m² with a decent amount of personal contribution should be possible.
