The development plan is known. The garages are also marked there – just like other garages. Up to 3m average wall height, these are also permissible with boundary construction without any problems. "The average wall height 'H' is measured from the established ground level to the intersection of the rising outer wall with the roof covering."

The property has not yet been surveyed. It was a purchase within the family, and the plausibility check with the cadastral map from the land registry confirmed the size.

At this point, I do not want to consult the building authority. I would rather not wake sleeping dogs. Besides, the height exceedance does not bother me as long as my building project is approved.

The surveyor will surely address the topic. Currently, it is not an issue for anyone. And especially distances and boundary constructions are absolute basics in building applications. Half a meter is not little and visually noticeable.

Yes, it could be noticeable. At the latest when the old house is demolished and the construction work takes place. On our property side, the height of the garage is still concealed by a hedge.

The question of all questions is, can or may this negatively affect our building application? After all, we are not responsible if the neighbor builds the garage too high without permission.

If you comply with the development plan, the neighboring garage cannot affect you.

Is the garage 50 cm higher or is the driveway also?

Do you want to set the garage that high as well?

Yes, we plan everything according to the development plan.

The driveway is apparently almost at ground level. So it is the wall height that is probably about half a meter too high. We are not planning a garage on that side of the property. On the other side, maybe sometime in the future.

The garage was already there when you bought it. Then enjoy your house construction and I wish you a good relationship with the neighborhood. Back then, I visited all the neighbors before the start of the construction work and introduced myself. Had a little chat and immediately talked about the ground conditions for building. For example, a white tank was required at our place, you want to know what to expect. The information was very helpful for our planning.
