Hello,

I had the first meeting with the site manager yesterday and today an appointment with the civil engineer on site.

Now a few services have come up that we are supposed to order and pay for, so I wanted to know your opinion about this.

First of all, we are building ready for flooring with a developer from Magdeburg.

I write down everything that I did not find in the scope of services.
First, we are supposed to hire a surveyor for rough and fine measurements.
Secondly: We have to order the strength test.
Thirdly: We are supposed to pay for the removal of the excavator used for the earthworks.

The last two points have been told to me by the civil engineer so far, I am still waiting for the response from the developer.

Is this normal in your eyes?

Everything is correct if by Bauträger you mean a general contractor. Many people make the mistake of confusing these terms. When you buy from a Bauträger, you are buying a piece of a house and only become the owner when it is finished; with a GU/GÜ you are the builder yourself, and the company coordinates the house you have commissioned.

All of this is stated in your contract for work or construction service description, which is to be paid by the client. The client is always the builder.
All these costs are part of the ancillary construction costs, starting at around €20,000 (that was the case for us in Lower Saxony), but it can easily be €50,000 (Bavaria?). The calculation is based on the building area where you want to build – but you are a bit sparse with your information, so we cannot help you further. You can see which other costs arise , further earthworks through the soil survey (strength test?).

Yes, it is, unfortunately. Is someone helping you with the tender or has it already been decided who will do it for you? Depending on where you live, a few thousand can easily add up for the excavation and disposal.

Surveyors were in the price range of 1,600 to 2,000 euros for us. Soil surveys around EUR 1,000.00.

There will probably be additional costs for you, such as:


    [*]Zisterne (ca. 2.500,00 Euro)
    [*]Hausanschlusskosten (bei uns ca. 4.500 bis 7.000 Euro)
    [*]Baugenehmigung (oder habt Ihr die schon?)
    [*]Baustrom
    [*]Versicherungen
    [*]Außenanlagen -> Je nach Grundstück schnell bei EUR 25.000
    [*]Notwendige Einrichtung wie zB Lampen
    [*]Aufpreisrücklage für schöneres Pi Pa Po (auch schnell EUR 10.000 bis 20.000)

Hello,

I do mean a developer, it is the company Aktuell Bau from Magdeburg.

We are done with everything, it will start in the next two weeks and I do not mean the surveying of the property.
