The property tax does not indicate whether you built expensively. They want to know if you have art, etc.
It should not be called property tax but rather housing tax or something similar.
Someone who builds expensively already pays more to the community anyway.

The vehicle tax is also taxed based on engine displacement and emissions, not whether you have seat heating...
Charging per kilometer driven would be fairer. Then most luxury vehicles would be almost tax-free because they drive little.

The tax progression penalizes performance to a certain degree. Already, 10% of taxpayers bear over 60% of the tax burden.
I also do not like that large corporations are able to evade responsibility.

Yes, I basically agree with that. The question is, wouldn’t that already be settled by the fact that the land value (whether standard or market value can still be discussed) serves as the basis for assessment. This way, expensive plots of land would automatically be taxed higher and single-family houses compared to multi-family houses as well (because the property tax can then be borne by more people).
The thesis would then be that someone who can afford the expensive plot in the metropolis alone must also be able to afford it permanently.
Socially acceptable models with multi-family houses are then more attractive because the tax is borne in solidarity within the housing community (assuming an owners’ association here). That in many cases the property tax is simply passed on to the rent is another issue.

From an economic perspective, the question is what you actually want to achieve with the tax. So besides being a source of revenue, a tax also contains a “regulatory” idea. Regardless of how well implementation and target achievement work in practice.
Tobacco tax is supposed to deter people from smoking. CO2 tax is supposed to promote low-CO2 production.
Vehicle tax is supposed on the one hand to reward environmentally friendly cars and on the other hand to compensate for the social burden.
Property tax is probably supposed to compensate for the exclusive use of finite land. To what extent it is still necessary to tax development and amenities, I don’t know either.
Redistribution is basically already regulated by income tax and value-added tax. Whether that is well regulated is another question.
The problem with property tax is also that it is a main source of revenue for many municipalities and varies greatly depending on location.
Especially in the East, property tax is often much lower for similar properties than in the West. So a reform is certainly badly needed, but I also hope not to be addressing the wrong aspect of the changes...

Here, a town with 4,000 inhabitants in BW, it is 267 euros property tax / year for our 156m2 house on 726m2 land.

Edith: for the OP, for comparison, just calculated additional costs = 360,-

Including insurances (also PHV + legal protection), Netflix, Telekom, water, heating electricity, consumption electricity, garbage, GEZ + chimney sweep

Condominium, 83 m², in a newly built multi-family house (2016) with 50 units.
208 EUR property tax / year
Berlin Rummelsburg

Service charge: 224 EUR / month.

This also includes heating and hot water due to district heating and of course the maintenance reserve.

My mother lives in South Hesse in a district town with about 30k inhabitants.
78 m² condominium
Plattenbau from the 70s.

400 EUR service charge including maintenance reserve and allocations for renovation costs (façade, elevators, and windows).

I don’t know the property tax here.
