If you were to read every second post here in the forum about house costs, then you would know that you can/must spend about 1500 per square meter (southern Germany). In the north, however, it is cheaper.... while I consider 120000 to be a bargain price - somewhere it might possibly show in the quality. But you have also increased by 1/3: fits well for a northern region
Yes, we come from Schleswig Holstein. The house prices here vary between 172,000 and 210,000 for our desired house. We plan 172,000 + 13,000 reserve for previously never mentioned costs on the part of the builder + additional construction costs + land.
I dare to doubt your fireplace price. Are you building with residential ventilation? Has the chimney already been calculated? What does the district chimney sweep say.... possibly pressure monitors. And and and ... cleaning flaps, steps on the roof, roof windows.... that can quickly add up to €10,000.
