Don't say that. It costs a lot of money. We bought a forest plot within a developed area. There are about 80 trees on it. About 8 of them have to be left standing. Felling, replacement planting, and reserve funds equal to the amount of the replacement planting cost about €17,000 - €20,000. The plot was dirt cheap because of that.

But we are still clarifying whether we can get it in writing to be able to simply remove the trees.
An inquiry at the city has revealed this:
The plot is located within a statute according to Section 35 (6) of the Building Code and is therefore classified as outside the designated building area. In principle, the same approval requirements apply here as in an "unplanned inner area," additionally, construction projects carried out in the outer area are subject to compensation according to Paragraph 14 in conjunction with Paragraph 15 of the Federal Nature Conservation Act. The lower nature conservation authority of the district is responsible for this.

This already made us suspicious at the beginning, but after a phone call with the district, it was casually said, no problem, you can simply remove them starting in October and do not have to pay any compensation.
I will ask my wife to send an email there right away and request written confirmation that this is really the case.

We haven’t even started building yet and new pitfalls are appearing everywhere.

Have you specifically looked at what is stated in this legal paragraph? Do you intend to operate a business for the energetic use of biomass? Building in the outer area is generally not very easy and is usually only possible with reference to agriculture, etc. Before you buy the property, find out exactly what is possible there at all and under what exact conditions!

, thanks for the tip. I am really too naive. The story from the real estate agent was just too good. "No problem at all, you can build whatever and however you want here, it's an outer area. All easy!" I am now asking the city what exactly that means. Friday is the appointment with the lawyer who should also take a look at it. The houses on the left and right are completely normal houses, so no animal husbandry or anything like that...

So basically, Außenbereich actually means exactly the opposite! In most cases, Außenbereich means, at least as far as I know, "You don't build anything here!". Unless, for example, in connection with an agricultural business or something like that. And even then, it's not always that simple!

The houses that are there are probably already older or used to have a corresponding connection. But without really clarifying that, it's better to keep your hands off the property for now.

Generally, you are right. But here with us (south of Berlin) there are also development plans for the Außenbereich. If there aren’t any, building is not allowed.
