We are currently noticing ourselves that you can save immensely if you can save square meters. So far, we have only liked the designs with about 150 sqm the best, but if there is an intelligent room layout, I can definitely feel comfortable with 130 sqm as well.
The "be-all and end-all" of every construction project stands and falls with comprehensive advice! Every reasonably trained salesperson should in my opinion – at least that’s how I do it – address the sometimes quite expensive wishes of potential builders in such a way that disproportionately expensive features are clearly recognizable as such. Most clients have no clue at all about what their wishes cost. How should they? After all, they are usually laypeople. Furthermore, every design planning should always be oriented to the daily routine of its future residents, otherwise it’s useless and the consultant has missed the goal. Often, this results in a significantly smaller plan; but this then fits not only the budget but also the life of the clients.
We are still coming back confused from the “big Green.” We were told by a smaller company that a city villa is overall cheaper to realize than a normal “rectangular” single-family house. The big Green opened his eyes wide at this statement, said it was nonsense and a normal single-family house is indeed cheaper than a city villa. He is now making us another design for a single-family house, I estimate with about 140 sqm of living space.
We are curious if we can save something with this.
The savings are around €2,000 if the architectures are comparable; so the smaller provider is right. Especially the big Green likes to play with the roof construction. Often the offer states a truss roof instead of the expected purlin or collar beam roof. So be careful if you want to use the entire space under the hip roof.
Construction expert, the drilling will actually be done on our property. It is a new development area; a soil report has already been done on the plot opposite (distance about 10 m) and still one was made specifically for our plot. Both the load-bearing capacity and groundwater as well as the chemical conditions are being checked.

Construction expert, we basically just wanted to get a comparison offer from V**, we actually did not intend to build with them. But when you get advice here and there and have a good feeling that you will get your house realized and suddenly someone takes the wind out of your sails like that, you of course become insecure. The risk is simply too big for us to get bogged down with our dream.
V** is a competitor I appreciate, even if currently they represent something that will, in my opinion, noticeably cause them to lose customers. One thing is still certain: they build good houses and take care of things. However, every V** customer must be aware that the supposedly high prices reflect the advertising effort; it has to.
So don’t let salespeople intimidate you, neither red nor green. Unfortunately, many providers nowadays tend to hire career changers or people from outside the industry as salespeople. This also certainly explains the reply of the green employee; there are two new salespeople in the city villa area.
