Construction expert will show you the listing of the additional construction costs.... Have you built yourself? Or have you only heard from friends etc.? My experience is that the information here in the forum fits very precisely. Usually, it is rather the case that many construction price comparisons do not match. Some include the kitchen in their house price. Others do the landscaping later, one includes the garage, another does not. Some always talk about the pure house price, without additional costs and connection fees (electricity/water/telephone etc.) and so on. This leads to a situation where one builder says: "built for 270 TEU... no problem at all"; another says: boooh, but I paid 335 TEU..... One talked about the pure house, the other included all lamps, carpet, kitchen, notary, connection costs, land register etc. In the end, both paid the same.

No, I haven’t built yet. But I did buy a plot of land and am almost finished with the planning. Also, there is a family-owned craftsman business (father) with a lot of experience in the construction industry (especially for “normal” single-family homes), I myself completed a craftsman apprenticeship (I’m now an engineer and also personally know architects through my work). Furthermore, as I said, I know some (former) builders. The town we live in is relatively small – so people know each other and exchange experiences… Of course, you are absolutely right that everyone means something different by “house”…

What I actually wanted to convey with my post is the fact that many no longer expect to invest their own work (financially) because everywhere it says that it’s not worth it anyway, you’ll wear yourself out, etc. And by own work I don’t just mean the proverbial “muscle mortgage,” but also the planning and project management. Where are the own contributions listed in the overview on page 1?? They have to be included there, and if there still isn’t enough money, then you have to either give up or think about where else you can save. Then you just can’t be too proud and during the possibly 1-2 year construction period, don’t rent but knock on your parents’ door and ask if they have one or two rooms left – just think, act, and don’t be too proud of anything.

On the topic of prefab houses, I can only say: Whoever believes in the end, when everything is really finished, including outdoor facilities etc., that it is cheaper than a solid construction built with sense, skill, and especially time, also believes that ready-made food is cheaper in the long run than cooking yourself!

I ask again I come more from the finance side. Why does the OP have such a good income but no equity?

It will be a harakiri action. At the latest when you choose a 10-year fixed rate and the market interest rate races ahead during refinancing

What is the current situation relevant for? Whether we have just bought a new car, have gone through an expensive move, or have already bought new furniture that we can take with us to the new house What is relevant is only that we have carefully considered the monthly installment, thought about incidental costs and reserves, and reflected on our lifestyle, how and whether we can maintain it...
