We have already had several conversations with developers and all of them so far have considered our project to be realistic. We arrived at house prices for a city villa with nearly 150 sqm of living space and Kfw70 standard of a maximum of 260,000 euros house price (including planned incidental construction costs).
Including incidental construction costs, that is not achievable in my opinion.
Just now, a developer from whom we wanted to get a comparative offer "sent us home." He calculated for us that from a total budget of 400,000 euros - land - 25,000 incidental construction costs - 15,000 garage - 5,000 outdoor facilities - 8,000 kitchen - 10,000 tiles and wall work only 200,000 euros would remain for the pure house (in the standard equipment). He could not offer us anything for that.
A house of comparable size costs my colleague, the red competitor, TEUR 245 in his base version; what surprises me is that the seller "nicely calculated" the incidental costs...
This would - to stick to the example V*** - result in:

Well, I believe that, the other offers were also over 200,000 euros. But it did seem quite strange to me that we were only with him for a total of 20 minutes, he did not ask what we would still have left after the 1,500 per month, what we calculate as house reserves and incidental costs for living. I also found 15,000 for a garage quite steep and also this rough estimate of 5,000 for outdoor facilities.
It always depends on the seller; also and especially with the colleague red competitor. At this provider, a generational change has taken place in management and since then - at least this is what I observe and this is also the feedback from my customers - a different wind is blowing. So I assume that the seller realized that you would not be a customer for him, so he can use his time on other interested parties.
If he had been interested in building our house, wouldn't he have had to look for a solution? To talk with us about reducing the sqm or whether it really needs to be a "high end" garage for 15,000... Do we have to bury our dream or is the developer (the big one with "V") just doing too well??
Why do you make your happiness and misery depend on "one" provider? If I am not mistaken, a V*** salesperson is once again "not allowed" to deviate from his house program; therefore, he cannot significantly adapt the existing designs for you.
I also do not believe to the same extent that you would be well served with an architect, because you need a reliable fixed price for your financing. Also, the construction project - if you do not want to exceed TEUR 400 - has to become smaller; which in itself is nothing bad.
If I take the above example calculation for a city villa of about 130 sqm (not from the red colleague competitor) the picture looks quite different:

Total approx. TEUR 431. Then it still does not quite work with your desired budget and no unforeseen foundation additional costs may occur, but the TEUR 400 come significantly closer. Whereby you also always have the option to buy the prefab garage at a later date; for the beginning a parking space is enough.
