Hello Lauri,

I rather suspect that the TEUR 400 total budget might be a bit tight.

If you really restrict yourself, you can probably manage somehow, but it won't really be like the house you imagined.

Our architect, for example, gave us a guideline of 30% of the pure house price for the outdoor area - with EUR 5,000.00 you won't get very far...

Do you want to build with a basement?

What kind of heating is planned?

And above all: Where do you want to build?

Do you really want to put yourselves through that? Can one person alone afford the installment? With this installment, the interest rate is fixed for 10 years. And I hardly believe that you will actually get the installment with 100% financing.

We want to build in Velbert, the ground is being prepared for us so far. Earthworks would only involve the excavation for the foundation slab at most (since the plot is estimated to be about 5 cm below street level, not much excavation will probably be necessary) as well as the later leveling to street level with topsoil. The soil report is prepared by the seller (municipality) for us.

We are planning a two-story city villa, about 9.50 m wide and similar in depth. No basement. For heating, we have an air-to-water heat pump in mind, which we want to have installed through the builder.

We are aware that the outdoor facilities will cost a lot of money again. We have a good net income, so that we will relatively quickly have a not insignificant amount left over for further investments. We just do not want to have a monthly payment of much more than 1500 euros (plus special repayments), since we are planning for the worst case with only one salary (in case children come, etc.). Our plan would be to have our house built move-in ready (initially without outdoor facilities) and to create the garden/terrace etc. step by step. Since my father-in-law is a garden landscaper, we should also get good advice and conditions here.

Including incidental construction costs, that is not achievable in my opinion.

A house of comparable size costs my colleague, the red competitor, TEUR 245 in his base version; what surprises me is that the seller "nicely calculated" the incidental costs...

This would - to stick to the example V*** - result in:

Land TEUR 130 City villa TEUR 245 Incidental costs TEUR 35-40 Painting work TEUR 10 Floor coverings TEUR 10 Outdoor facilities TEUR 10 Prefab garage 3 x 9: TEUR 11 Reserve extras: TEUR 10

Total approx. TEUR 466

It always depends on the seller; also and especially with the colleague red competitor. At this provider, a generational change has taken place in management and since then - at least this is what I observe and this is also the feedback from my customers - a different wind is blowing. So I assume that the seller realized that you would not be a customer for him, so he can use his time on other interested parties.

Why do you make your happiness and misery depend on "one" provider? If I am not mistaken, a V*** salesperson is once again "not allowed" to deviate from his house program; therefore, he cannot significantly adapt the existing designs for you.

I also do not believe to the same extent that you would be well served with an architect, because you need a reliable fixed price for your financing. Also, the construction project - if you do not want to exceed TEUR 400 - has to become smaller; which in itself is nothing bad.

If I take the above example calculation for a city villa of about 130 sqm (not from the red colleague competitor) the picture looks quite different:

Land TEUR 130 City villa TEUR 210 Incidental costs TEUR 35-40 Painting work TEUR 10 Floor coverings TEUR 10 Outdoor facilities TEUR 10 Prefab garage 3 x 9: TEUR 11 Reserve extras: TEUR 10

Total approx. TEUR 431. Then it still does not quite work with your desired budget and no unforeseen foundation additional costs may occur, but the TEUR 400 come significantly closer. Whereby you also always have the option to buy the prefab garage at a later date; for the beginning a parking space is enough.

Are you sure that the drilling will be carried out on your property or rather on the planned road in front; assuming it is a small new development area?


Then the dream would cost about EUR 220,000 plus additional construction costs etc.


That is a sensible approach.
