180 sqm city villa - Request for critique on the floor plan

Hello everyone,

after many intensive discussions and planning sessions with prefabricated and solid house manufacturers, we have now decided on a solid house. We have already been presented with some possible plans, but none of them could fully convince us. Every time something was off with the rooms or their orientation or size. So we took the graph paper ourselves and replanned based on the existing plans. I was able to transfer this plan to the PC over the weekend and upload it here.

Thanks to all the reading here in the forum, I was able to independently eliminate some sources of errors. However, there is certainly a lot I haven't considered, and I hope to receive further constructive criticism and suggestions for improvement from you this way.

It is known that the house has little storage space due to the utility room. Therefore, a 6 x 8m garage is planned, as well as a roof pitch of 25 degrees to use the attic and a closed storage area under the staircase landing.

I still have one question regarding the garage roof. Would you make it walkable and equip it with a railing for an additional cost of €10,000? Due to the 23.5m width of the plot, the 3-meter distance to the neighboring plot could still be respected on both sides.

I was just shocked because the ground floor looked as if it had been copied from our plans. Only the guest and study room are the kitchen for us, and therefore the recess for the dining area is omitted in our case.

Regarding storage: We also have a large garage and the attic as storage space. However, both areas are not suitable for items that cannot tolerate heat, cold, and moisture. (paints/drinks/partly tools) For this reason, we have created a few options inside the house. For example, on the upper floor, we have a utility and storage room for the washing machine, dryer, vacuum cleaner, and floor-to-ceiling shelves for Christmas decorations, paints, etc. This way, you get a bit more space downstairs in the house connection room for drinks and tools. I also sectioned off a small corner from the house connection room and built a floor-to-ceiling built-in closet in the hallway. Thus, despite having 50m² less, we have more storage space than you. Looking at your huge bathroom, there would definitely be enough space.

Do you have to maintain a certain distance between the street and the garage according to the development plan? (5m for us). Also, the garage is marked as 7x8 m for you.

I don't like it - the kitchen is located at the very end and really dominates the room.
A lot of bathroom space on the upper floor and little inside.

The rooms on the upper floor are much too large. With good planning, a utility room could be well placed there. The kitchen is too narrow - between the island and the kitchen unit there seems to be only 70cm on the main side. This L-shaped line also does not fit the house. The seating area extends into the dining area, and you sit with your back to the entrance of the room - I doubt that one would like to sit there comfortably and relaxed. I assume that window panes are not desired, but rather due to the program application? Why do you want to make the garage roof accessible? You have over 600 sqm of land that you can use. Exterior views look too bulky to me. Maybe that is also due to the planning without a roof...

You are planning to have 10cm walls at the bay window below and then a balcony above - I don't think that will work. If the bay window itself is only one meter deep, make sure those are interior measurements and not exterior measurements, otherwise you might as well forget it.

Short question: What should be included in the 250-280TEUR and how many additional incidental construction costs have you planned? You really can't get your planning in Germany for that money, regardless of the location.
