Hello everyone,

we have finally become property owners and would like to start building a house soon.
We have now received a floor plan according to our ideas. I would like to gather a few opinions and thoughts.
Therefore, I am not including what our thoughts were, as that might influence things a bit ;)

Maybe we will find one or the other suggestion on how the house could be better for us, or someone might notice something that is not okay, etc...
There is also a basement where, among other things, the building services are to be accommodated.

Only at first glance, a quick feedback on what catches my eye:
- Entrance area: you stand directly in the kitchen. You have to like that. If someone is working there and in cold outside air someone comes to the front door, the cold incoming air could possibly be perceived as disturbing
- Children's corner here, children's wardrobe there. Children are wonderful, but what do you do when the children outgrow that age? Wardrobe, okay. But the corner in the living room?!
- Guest WC door on the outside I find yuck
- The seating distance couch-TV would be too short for me. 4.38 m would be too little even in finished size, here it is an external dimension, including wall thicknesses, plaster etc.
- Living room could seem quite narrow and elongated.
- I don’t know if the covered terrace will be useful, I find it lacks depth. 2 m is really too little
- Bathroom upper floor: would be too narrow for me. 5.78 m x not even two meters… phew
- 2x stairs to get into the study (or what is the studio for?) while the rest takes place on the ground floor...
- Master bathroom would be far too small for me
- Space distribution especially at the very top seems unbalanced to me. Tiny bathroom, okay dressing room, huge bedroom (for what?), studio use unclear.
- Roof terrace will probably never be used, complete waste of space that only costs money. Unless the studio got a wellness area with sauna, then you could step outside there, but it doesn’t look like that
Overall: catalog house or from an architect? I hardly believe the latter, more likely a developer.

And - is it number 4 ? Please fill out the questionnaire and provide more views on it. The staggered floor still doesn’t seem successful to me. What is that in the children's bathroom behind the shower, and why is a wheelchair user drawn there (on a floor only accessible via a normal-width staircase)? Corner windows are, in my opinion, a gimmick.

I find the house too narrow for the straight staircase, which creates rooms behind it that no one needs. In this children's corner in the living room, a child will never sit; they don't want to sit alone in a corner on small chairs, so this corner is pointless and doesn't look nice either. The children's bathroom on the first floor is very long with only a 1-meter-wide window on the short side; it is pitch dark by the shower. The master bathroom has two doors, which have to be opened and closed every time; that's unnecessary work.

As drawn, it already looks a bit like a waiting room, and I also think it won't be used like that. But for Lego or puppets or play store or Carrera racetrack ...

Apparently a semi-detached house - that would have been good to know. Where is south? The thread belongs in the floor plan discussion forum and there you will also find a pinned post that asks for the essential information for a meaningful discussion.

I don’t think the thing is bad. Yes, the children’s rooms are narrow and long. I once had a room like that too. I loved it because you could arrange it super well, which is much harder with more square rooms.

No bathtub in the whole house - that wouldn’t work for me. I’d rather have less dressing room and enlarge the bathroom at the very top accordingly.

But the worst thing for me is the entrance area. I usually find a recessed door cool if it fits harmoniously into the overall package. But with you, it makes the necessary entrance area too tiny. If the five little people come home, a traffic jam is preprogrammed. Also, this long narrow corridor next to the stairs is pure waste of space and in my opinion, completely pointless. Get rid of it.



I think the children’s play corner is rubbish. Why should the kids want to stay in this dark mini corner? The children’s wardrobe is already so dark and creepy. As a child, I would be afraid of it. I would give up both for a storage room (you will love it) and enlarge the wardrobe for everyone a bit.

Move the TV to the wall now created in front of the former play corner for a comfortable distance. There is also more space for armchairs and so on.
