Hello, my wife and I want to build next year and have found a suitable plot (704sqm, 18.5m wide with south orientation) on which we are only allowed to build one story.
Our house idea is a gable roof with the highest possible knee wall (about 150cm, 25 degree angle) and a cross gable to the south and into the garden.
We have now found a provider who made us the following offer with the following floor plan and the following data:
-Single-family house with approx. 170sqm living space
-Upstairs floor-to-ceiling windows
-Housekeeping room with entrance door
-Double wing door to the living room
-Roof overhangs at the eaves approx. 80 cm and at the gable approx. 30 cm
-Insulation according to KfW70 standard (2-layer, 45cm wall thickness with clinker)
-Windows with triple glazing, colored outside, u-value = 0.7 W/m²K
-Roller shutters in the bedrooms electrically operated
-Guest WC as a shower bathroom
-Roof covering with engobed clay roof tiles Nelskamp F 7
-Terrace doors with new construction threshold
-Underfloor heating on ground and upper floors
-Ventilation system with heat recovery and central heat exchanger Vallox type controlled residential ventilation - SC with integrated summer bypass in the housekeeping room,
4-stage switch Vallox VSS, duct system for supply and exhaust air
-Velux (Velux roof windows)
... otherwise tiles in the usual rooms, painting and other floor covering work come additionally. The house should cost us 195,000 euros!
I have the following questions:
Can you say something about the price, does anything stand out to you? (I know it is not a complete list)
Do I need a solar system for domestic hot water (which is also included in the purchase price) or can I remove this and still reach KfW70 standard?
