So, we would postpone the garage to a later time. It is not that important to us. We would save some of the amount because we would lay laminate ourselves in the three parquet-planned rooms. And a kitchen costing about €10,000 would still be great along with the painting work, which we will also do ourselves.

Yesterday, we asked the developers about the mentioned reduction. The question is how much that amounts to now.

It should also be said that we have both been working since we were 16, completed advanced training to become business administrators two years ago, and want to stay in the town.

I was once told that it is better to slightly enlarge a small standard house (extra charge) than to slightly reduce a large standard house (discount), because the discount granted by the general contractor is always "smaller" than the extra charge. When building with a general contractor/general subcontractor, the one who usually does best is the one who practically takes a standard house from the provider's repertoire without changes. If you redesign extensively, it is better to look for an architect right away.

You already have so few square meters; part of the space is taken up by a utility room and all the heating technology; you can no longer compare the square meters to those of an apartment.

So, there isn’t that much storage space left in 100-105 sqm.



Then please list all the planned cost items at once. Especially which of these will be done by you yourselves.

By the way, laminate? In your own home?

as follows:
Land + ancillary costs €83,600 + ancillary costs
House €237,500 (we are not final here yet, because we are going to remove a door element to make it a window, leave out the parquet, and yes, lay a high-quality laminate ourselves - that was clear from the start - why do you question this?)
Kitchen approx. €10,000
Fence (the garden needs to be usable early on even without landscaping. The dog would benefit from it) - so far hard to quantify - I think €2,000-5,000 is reasonable.
Painting + possibly partially new furniture €10,000 (we want to take a lot with us, but we are slowly out of the Malm phase regarding beds).
Total sum of €350,000-360,000 without the planned changes.

Why not? We do too. Not everyone likes parquet or tiles or vinyl.

I assume the house and land are purchased separately.

Are you sure that all additional construction costs are included in the house price (i.e., for example, supply and disposal connections like electricity, water, sewage, etc.)?

Normally, these things have to be carried out "by the builder." In other words, are these additional? Normally, these additional construction costs are around €30,000-40,000.

You have to want the laminate. It's basically "plastic." Regardless, I don't see that listed as a cost item.


Who is going to do the garden itself?


You need it, but it won't be "financed," meaning it is deducted from equity.

The same applies to the new furniture. By the way, what often really costs a lot is lighting. People rarely have that on their radar.

In other words, one should keep the non-house-related costs separate in their financial plan.
