Oh, I still have a question, maybe you can help me with it, even though this is the wrong topic for floor plan planning... so in the development plan, a continuous planting of the specified hedges or shrubs on the neighbor's side is required... as well as a row of fences along the street. My question is, if I want to fence the property as early as possible but the neighbors on the left and right sides of the plan have not yet started building, where do you place the hedge plants? As far as I have read, 50 cm "on your own property" for heights up to 200 cm, or is it different if this planting is required in the development plan? I found it very difficult to read anything definitive... it would be great if someone could help me at this point.

Sorry, but with your argument, the house only becomes more thoughtless. That’s what I meant: it’s ill-conceived. A professional had no chance to fix basics that a layperson wouldn’t consider.
By the way, I’m currently in the bedroom, just so you know :)


You use your living room as a hallway. The house has, so to speak, more hallway space than other houses.


If you make a one-meter-wide border strip, then in the middle. Then it’s your 50 cm.

Is it even possible to build a washbasin without a stud wall? I don’t know that, then the pipes would have to run inside the 17 cm wall. I find the garage located in the south well positioned. This way the house can be placed fully in the north and there is a maximum garden area opening to the southwest. But this brings me to my criticism: it’s a pity that you planned so many individual narrow windows in the open space instead of larger continuous window fronts. Was there a reason for that? Where do you want to put the dining table? I think it’s good that all bathroom fixtures are placed on the right side of the imaginary hallway. If a partner moves in someday and is bothered by the bathroom being a through-way (it would bother me a lot!), you can simply insert a wall – just as suggested here.

well, for me it would have been without a pre-wall and for the OP certainly too, since it is only marked at the toilet. For me, the interior wall would have been only 11 cm. And by now, according to the floor plans on the homepage, my general contractor also seems to install a pre-wall for the washbasin.

we (unfortunately) also have that in the guest bathroom. But there wouldn't have been any more space anyway.

Yes, I also don't have a pre-wall in the guest WC. But I don't think it's that bad there.
