Hello Elke,

Simple architecture, large living room on the ground floor with open kitchen, utility room and guest toilet, 3 bedrooms and bathroom on the upper floor => €163k as a KfW 70 efficiency house on a slab. Usable basement €36k plus: story height increase, screed, thermal insulation, underfloor heating, living room windows on one side, bathroom with necessary fecal lifting system, possibly backflow protection => approx. €35k +/- €5k

Total volume accordingly €234k or €239k.

This results in the following calculation:

House budget: €310k less: New build: €239k Ancillary costs: €30k Remaining: for floor coverings, painting work, garage, outdoor facilities, etc. €41k

Construction period 7 months. This calculation does not yet take into account any necessary measures regarding encountered and still unknown ground conditions and thus possibly further sealing measures for the basement. Additional costs of €5k or more may arise, upward almost unlimited! The question remains whether it makes sense to accommodate the mother-in-law in the basement long-term; in any case, I would already consider disabled-accessible architecture during the planning stage — you never know ;)

Comparison calculation:

Classic two-family house with granny flat, total 210 sqm, of which 58 sqm are on the ground floor as a granny flat => €250k on slab as KfW 70 efficiency house

Thus, the second calculation looks as follows:

House budget: €310k less: New build: €250k Ancillary costs: €30k Remaining: for floor coverings, painting work, garage, outdoor facilities, etc. €30k

Construction period 5 months. Built on a slab, the ground conditions found may also require additional measures; e.g. if silty soils or the like are encountered. This architecture has the further advantage that two separate entrances to the granny flat and the main house are considered => later rental!

I don't know if my answer corresponds to what you call hope; if so, I would be happy for you. In any case, you should get advice from an architect or a seller you trust; face to face often good and affordable ideas come up :D
