Thank you very much, then I will contact the architect who created our plans. For me, it is mainly about the scheduling and the tendering, since I personally do not receive any offers from the contacted trades.

The motivation to actually submit offers is one thing. What is especially important is the correct sequence: what use is the tiler if the screed layer installer has not yet been there (or the installer had time, but the underfloor heating installer did not). Ensuring there is no temporal confusion is almost the bigger problem in times of good order volume. After all, you cannot simply "assemble" the house in any random order.

So what now: do you think it has the effect, or do you mean one can forget about it?? (apart from the fact that it is less about "cheaper" offers)

Individual contracting without an architect requires a high level of expertise to avoid comparing apples and oranges. In a tender, we must define exactly what is to be offered in order to achieve comparable figures. Pouring a 13 by 10 slab is not enough. What kind of concrete? How deep is the frost protection? Should perimeter insulation be installed underneath or better later under the screed? How much steel should be included? In kilograms? Etc. Whoever can do this is a professional. Whoever cannot will be deceived. Construction supervision could rather be done by oneself, if, yes if one has a lot of time. Deadlines must be coordinated well in advance. When does the roof truss arrive? Then the roofer. Windows already now? Or better later? The roof soffit, should the painter perhaps start painting it now before the gutters make it more complicated? And so on and so forth. This is not a task for pure laymen either. Do they take the hobby construction manager seriously? The client has to pay and provide drinks, that’s the craftsmen’s attitude. But to give them professional instructions… difficult constellation. My conclusion: Those who forgo the [GU] need at least an engineer, or better an architect. Karsten
