Although I am also very new here, maybe I can contribute something helpful.
Actually, after more than a year of searching, I bought a plot of land a month ago.
During the search, real estate agents and also construction companies gave me some helpful tips that I had not even thought of myself:
- Basically, before buying a plot of land, you should always first check the geoportal of the respective federal state. I myself bought a plot of land in NRW. A year ago I saw a very cheap plot, but according to the geoportal and neighbors there was ironstone under the land. That stuff is very difficult to remove if you want to build a house with a basement there. The geoportal is at least free of charge in NRW.
- Ask neighbors (helped me a lot)
- Check the land register
- A free view to the south should be important (e.g. for photovoltaics on the roof, satellite dish)
- Check noise pollution
- Check light pollution
- Request a soil survey
- Check standard land values
There were also plots with a slope for sale for me. However, I was told that you would need a permit from the authorities to level the plot.
