It depends on the federal state how high the commission is (e.g. in Baden-Württemberg it is 3.57%, across the Rhine in Rhineland-Palatinate it is then 5.95%, I believe Hesse is also 5.95%). Whether it is negotiable then varies regionally. Here a broker usually laughs at you if you ask whether the commission is negotiable.

O.K., then it probably varies a lot locally. In Lower Saxony and North Hesse, it has actually always been 5.95%. Brokers with 2.97% or 3.57% were hardly represented. They were usually not negotiable with us either, since they were mostly larger companies that didn’t agree to anything. It's nice that it apparently can be done differently.

PS: Please don’t misunderstand, everyone should be fairly compensated and there are also many good brokers who take care of everything. But I have also met many others where it was obvious how much work they invested and with what professionalism they worked. That was not acceptable at all.

Unfortunately, it's like everywhere, some people can't get enough and everything is left undone, just like with some construction companies. However, I know, for example, all the properties I manage by heart and can immediately say on the phone how big the property is, how expensive, etc. The question is usually whether the agents have an exclusive contract, then they can wait for a buyer who doesn't negotiate. However, if several agents have an assignment, the agent is often happy to get half the commission before the property is possibly sold by another agent.

Off Topic:

I don't have to understand that, do I?
Someone like invests a lot of time in a good post, and again a small discrepancy is picked apart and an - in this case unimportant - side issue is created.
Where is the respect for such sunny contributions?
Also, I don't understand why one now has to quote the entire post for that.
I will clean up this evening!
