Which access road would you recommend to me?

Hello everyone! I have been looking for a suitable property developer for a very long time. I believe I have now found the right one and had a preliminary meeting with the planner.

I have a single-level plot of land that can be accessed from two sides. I will soon have to decide from which side I want the driveway. The plot has not been decided yet.

Since I have already visited quite a few construction companies, I know that opinions regarding the driveway are divided.

In the first picture you can see the planner’s recommendation. (City villa with a porch and the garage on the right).

In the second picture is my desired placement of the house.

I know that the costs for the connections and for the gravel, paving, etc. are significantly higher. But approximately how high will the costs be? (Driveway would then be about 20 meters).

I am very grateful for your opinions because I somehow cannot make a final decision.

Hello,
the orientation is very important to me personally. Therefore, only the 2nd option would be possible for me. In the first one, the house faces south. The garden only has shade and the morning sun from the east.
On the other hand, with the 2nd option, you have a large front garden.

If there is really a choice (i.e. the building plot allows both), I would clearly prefer a garden side facing west over a garden side facing northeast. The connections do not have to come to the house from the same side as the driveway. Which of the two streets would be quieter for the bedrooms?

The building envelope allows both options, the connections could be laid from the southern side (but even here no one can tell me what additional costs I would have). Maybe I'll just call the utility companies next week. The planner said that if we take "my variant," I should expect roughly 30,000 euros (estimated) for the outdoor area. For "his variant," 15,000 - 20,000 euros would need to be planned for the outdoor area. Are these figures realistic?

Oh, and what I forgot to mention, there is a bit more traffic on the east side in the morning (6 houses down there is a kindergarten).

The term "Außenanlagen" is a bit vague; without knowledge of the content and its quality, it is hardly possible to verify the numbers thrown around – at most, others can tell you whether this scale worked for them (only whether that is transferable is unclear).

I would not base the question of which direction to turn the sunny side of my house on the cost of the driveway (as mentioned, the pipes can also come from another side, and it does not matter for the trench whether the car or the lawnmower drives over it once it is filled in).

I also would not get stuck on a fixed ensemble composition of the partial building structures at the preliminary design stage. My garage is – simply because none was available in the entire street – half a kilometer away. I park there daily and cover the distance about 350 days a year without getting wet (we do not live in London here). From this perspective, I do not consider a garage ten meters away from the house a big deal if, in return, I save footprint at the driveway, get more sunshine hours on the terrace and a nicer view, sleep more peacefully, and see the mail carrier arrive earlier. A house is so much more than a simple passage between car and human.
