Is this to be understood? Isn't the insolvency administrator dependent on rental income? The insolvency administrator has effectively terminated the tenant, who has so far been living in the apartment, as of 12/31/2016 due to the insolvency.
Caution, there is tenant protection.since as the new owner you could also let a new tenant move in.
And if the tenant simply remains in the apartment after the end of the lease and no one asks them to leave, a new lease could very quickly be tacitly created.
And here is a quote from the Frankfurt Tenant Protection Association:
The purchaser only becomes owner and thus landlord upon entry in the land register. Only from this point on may the new owner claim rent.
If the previous landlord declares that the rent payments are to be paid to the purchaser even before the entry in the land register, this is sufficient.
If it is unclear to whom the rent is to be paid because, for example, seller and purchaser do not agree, the rent should be deposited with the deposit office of the competent district court.
In case of doubts about the entitlement to receive rent, expert legal advice should be obtained in good time before payment.
