What makes a new building expensive?

At least a garage or carport etc. is usually allowed on the boundary.
A drawing of the property with neighbors would be good.

Oh, that works too? Then I need to dig out the building plan again, it’s with the documents from when I inherited the property three years ago. The building window starts directly at the property boundary with the left neighbor and is 13x13 m in size. There are another 8 m to the right boundary. But a boundary construction wouldn’t be so nice, then we’d be even closer to the neighbor. But thanks for the tip. Ps: Carport is planned, preferably a double carport or one on the left, one on the right. I’ll look for the documents and upload them here.

What costs money and can be saved: basement, dormer, bay window, conservatory, roof window, energy efficiency 40/55%, brick garage, high-quality outdoor facilities from the gardener, heating technology with geothermal heat pump instead of gas, huge window areas, converted attic, more than 100 to 130 sqm with 1 or 2 child(ren)

My experience:

Expensive options
- Basement (for large plots, large garages, garden houses, etc. are cheaper)
- Bay windows, dormers, projections, recesses, complicated roof shapes (also energetically disadvantageous)
- Roof windows are more expensive than regular windows, especially if a roller shutter is desired
- Balcony (you rarely use it anyway if you have a terrace)
- Glass sliding door to the terrace

Cheap options
- Raising the knee wall for more space gain (how do you like, for example, the



- floor-to-ceiling window instead of a normal one
- cuboid house with a gable roof or shed roof

The most expensive option, however, is to choose a building company that is too cheap and then goes bankrupt.

in response to the OP's question to post a house (example) that becomes more expensive mainly due to the offset - which, by the way, runs around the corner - especially also because of the wooden inserts, that’s something
