What loan amount is realistic/reasonable?

In the meantime, I have been thinking about the construction costs, speaking frankly without taking into account what I would get from the bank. Could you take a look and see if I have any major mistakes? We would then consider what we could save (carport instead of garage, fewer square meters, etc.) until we reach a feasible level.

I think overall it is quite well planned. Some costs will be higher and some lower. For 2.5k, there should also be a few nice extras included. But what doesn't fit at all is the basement for 50k including excavation. For 50k you won't even get the bare basement without excavation. Just this position alone will use up your 45k reserve.

Basement incl. excavation will not be enough. Here I would at least estimate 1.5 times as much.
Yard + terrace seems a bit little to me, how many m² are we talking about, what is supposed to be built?
Where is the kitchen? Already in the reserve?

Wow, 75k-95k for the basement. I wouldn’t have thought that. Thanks for the tips. I actually forgot the kitchen.

So if the planned 180 sqm is supposed to be a normal 1.5 or 2-story house, you want 90 sqm of basement. For that, I would calculate 90k plus excavation (that quickly adds another 20-30k). But then it’s just a pure storage basement. No heating, just storage space, no living rooms. What do you think is the reason why so many people build without a basement these days? If you could get it all-in for 50k, more builders would build one as well.

I also think that at least the position basement with excavation, as listed, does not add up. We have €20k earthworks with pristine sandy soil under the topsoil. If disposal/removal is also required, it will quickly become more. Then the pure basement of €50k is added on top. I would not calculate less than €70,000.

However, if the house is calculated as "standard" with €2500/sqm, I would go along with the ratio of house/basement/earthworks. Then of course there is nothing with KNX & Co. Then you would be subsidizing the basement with the above-ground floors.
