Do you mean us? In general, never sign anything early, and with special offers that require a preliminary contract, I would immediately consider switching the provider. Unfortunately, too many fall for that.

A verbal decision is given after a detailed initial offer to us, so the contractor also knows that they don't have additional unpaid efforts now— the initial planning also takes several days. We work with a regional provider, where an offer comes from the architect and engineers as a preliminary service... That has a different quality than from a large provider.

Contract only after review and when all services are appropriate. However, consultation is often a core problem here. The latter is missing or often insufficient ;)

Shell construction: An energy saving regulation wall made of Ytong or Poroton, plastered, without ETICS, C25 concrete base slab with strip foundation, grounding electrode, bitumen paper moisture barrier, welded, underfloor heating, fiber-reinforced screed, floating on base insulation, front door, side door, window brand profiles in white PVC, triple glazing, front and side doors with glass insert, 5-fold mushroom head locking bolts, studio binder roof, Braas concrete roof tile or similar in various colors to choose from, type Harzer Pfanne, finish star matte, gypsum plaster inside, except in the sanitary area, there lime-cement plaster.

Windows and doors: Windows see above. Interior doors hollow core doors white foiled, smooth with handles of choice

Heating: Underfloor heating and gas boiler Junkers, solar thermal on the roof. One electric towel radiator

Water bathroom: White brand ceramics Duravit or similar, walk-in shower level with floor tiles, fittings from IDEAL, 2 outdoor water taps, one utility sink with water supply in the utility room, connection there for washing machine, in kitchen for dishwasher.

Miscellaneous: Plans, heat calculation, building permit submission, batter board, rough leveling of terrain, wastewater pipes to sewer, roof gutters also in titanium zinc, solid red beech indoor stairs with railing of choice, 1 Velux in the roof, one terrace door element.

Today, triple glazing is more common, although it is a misconception that it mainly depends on the number of panes: double glazing does not have to be cheaper nor necessarily insulate worse; there are also very different types of glass regarding sun and heat protection.
