That's why my question was whether it makes sense to first obtain concrete offers. For the estimation, I of course spoke with people who have experience. But I have not had on-site appointments with craftsmen. Therefore, it cannot be finally assessed what, for example, is the condition of the roof.

With the current interest rates, a loan of €225,000 should be feasible with €3,400.



Most banks do not finance a kitchen. Therefore, it should be excluded from both the costs and the equity in the calculation for the bank.

The first items in your list seem a bit tight to me.
When it comes to the roof, also think about gutters, downpipes, chimney flashing .... etc.
If you redo the screed on the ground floor, I would also plan underfloor heating at the same time.
The €10,000 for the heating is then already tight as well.

Given the scope of the renovation, I would see the buffer rather at 15 - 20%.

The heating system is not old yet. Underfloor heating is already present on the ground floor and should only be extended to the bathroom on the upper floor. I consider the €10,000 to be rather high in this case.

O.K. that can probably stay as is.
I assumed a replacement and new screed.

Then I would clarify the matter with the roof more precisely.

Does it make sense to buy the house first and then take out a second loan for the renovation? Or does it make no difference? (Equivalent value house!?)
