that could also mean that you MUST build 2 full floors. the large floor area ratio allows for a huge house of 500 sqm of living space, which could be distributed over 3.5 floors (3 full floors + 1 attic floor).

there is still a lot to learn during construction and many surprises. even if things actually go well, in the end you can be glad when everything is done
the biggest problem is that there is no legal protection insurance that will enforce your rights if necessary. you have to fix every mess yourself. all the more important is to only pay invoices after the work has been done flawlessly!
we are still dealing with ridiculous defects 3 months after moving in. (crooked sink that the plumber does not want to replace/repair, a few scratches on the expensive extra-charge door, and other small pranks during construction)

Hello everyone,

to make it a bit more complicated, I would like to make a few small but perhaps important remarks.

: Whether the terrace and driveway count depends on the date when the municipality publicly displayed the development plan. The building use ordinance (Baunutzungsverordnung) valid at that time must be applied. The most important changes, such as the crediting of garages and ancillary facilities, were in 1990. But the changes in 1968 should not be overlooked either. The city of Frankfurt am Main has a very useful guide on this on its website.

: If the notation of the number of floors in the development plan is really as indicated, the specifications are to be understood as minimum and maximum, so at least two, at most three full floors.

: The calculation of your garden depth assumes that you are allowed to build directly on the street boundary line. Maybe check again whether building boundaries or building lines have also been set. If you already have fairly concrete ideas about your construction project, get advice from the building service.

Hello,

I also learned it that way; without a circle, the II- or III-floor designation is still not mandatory. If the specification is found as described and without a circle in the development plan, the II-floor can be achieved mathematically and still appear externally as a I-floor building.

they have definitely thought something through regarding the large floor area ratio and and II-III and the neighboring houses will look similar.
