Development plan - 1.5-story building?

Actually not. This is a plot on the grounds of my parents' house (huge garden with a separate parcel). We could build there anytime if we ever want to live rurally and not in Cologne. The plot is located in Willich. I was simply interested in what is even allowed to be built there, because buildings with sloping roofs on the 1st floor I actually do not want at all. Two full floors and then a gable roof / shed roof on top, that I find okay - it doesn't have to be a flat roof.


My father would have to inquire again at the building authority. He went there a few days ago but only brought back the above very superficial information...

I am clarifying this right now.

The development plan here provides for 2 full floors and a floor area ratio of 0.8.

Development plan from the 80s... that's not exactly that recent... You can always inquire whether an increase might be allowed.

Partial interruptions of the eaves height of over 4 meters are also possible.

Visually, I find the 1.5-storey buildings the most attractive.

So maybe Willich after all? It's a nice area

Please ask your father to bring the development plan or check - if you know the number, whether it might be available online. If attic floors are not categorically excluded, you can also build like that on your parents’ property. However, then you would have "only" ground floor + upper floor and possibly a small hipped roof usable as storage space.

Actually, it was more of an inquiry made purely out of interest. One should never say never, but regardless of the fact that Willich is not Cologne, my wife also cannot imagine living door to door.... so, if anything, the whole thing should be seen as "very prospective."

He will get the development plan anyway.
