That’s tight, just as an example:

Plot (developed?) incl. acquisition incidental costs: 215,000

House 130m2 x 2000: 260,000

Incidental construction costs: 40,000

Outdoor facilities: 20,000
Carport/garage: 20,000
Kitchen/furniture/lamps/fixtures etc.: 30,000

You see it’s heading towards 600k.
This is very general. It can all become significantly more (e.g. sloping plot).
130 sqm without basement I assume, otherwise it would blow the budget. If there isn’t one, consider that you still need square meters for technology, utility room, storage, etc. that might also cost.

I would look for a cheaper plot or existing property.

Currently financing is easy, with family planning still feasible but more demanding. You have to ask yourself what you want. Many intend to go back to work right away, not everyone does. It’s not exactly easy after all. Maybe the second child is coming soon, etc.
If you are aware of that, it’s okay. I’m quite glad we build only “after” family planning.

Thank you very much for the detailed breakdown. I see it was good that I registered – with this calculation, the topic of building is probably moving far into the distance – especially since these are already plot prices when you move a bit further into the countryside. That completely blows our budget, of course. I was probably way too naive with my idea of getting a ready-to-move-in house with a basement for 300,000€.

Unfortunately, that is not feasible. New construction within your budget at these land prices is almost impossible, and if so, only without any luxury and very "functional". This is not meant as a value judgment, but you have to know if you want that and definitely without a basement. Maybe you can find an existing property? Or a plot of land without building obligation? Some people pay off the land first before they start building in a few years...

He means that whoever buys a plot of land for 200k must invest at least 500k in the house...

I wonder how it is in Munich then, since the plots cost 1,000,000, does the house then have to cost 5,000,000 to be appropriate?
