I think it's stupid that the child topic keeps being harped on here. On the one hand, for example, TEs are mostly advised against building for the age (in terms of a possible bedroom on the ground floor) because there are too many "ifs" involved, but on the other hand, there is pressure to plan a child's room even if the TE excludes children for themselves or they are practically impossible. You can always sell or add on in case of doubt. You simply can't build a house for every eventuality.

Yes, absolutely right.

However, in this case not a big deal either, since the Variant house from Hanse is also big enough and definitely still offers one or two rooms in which a children's room can easily be accommodated.

What you probably haven't considered is that there are practically no liquid funds available except for the €30,000. Although the half of the house that belongs to you provides security, the bottom line for the bank is €4,300 salary, €30,000 equity (which just about covers the kitchen and incidental purchase costs), €20,000 debt. For them, nothing counts that is theoretically available at some point, only the actual. The other half of the house belongs to grandma? Does she live there? What happens if care costs arise?

Could the property be encumbered without Grandma's consent at all?

Can the inheritance be expected in the foreseeable future at all or is the good lady enjoying excellent health?

That's how it is. It is always risky to speculate with someone else's property. If Grandma is spry but in care, then first her property will be liquidated. So, to be clear: for the bank, half a house or a house with a right of residence is not necessarily the security you expect here. And the fact that only €30,000, or rather ONLY €10,000 in savings despite a good salary WITHOUT RENT BURDEN are available does not exactly speak for your sensitivity regarding financial matters. The only thing that speaks for you is that the salary without children remains 100% yours... personally, with €4,300, I would not take on a €500,000 loan. The fact that the house has a market value of only around €250,000 shows that possibly high renovation or refurbishment costs are looming at the top. You very likely have to pour the rent into it, so it cannot exactly be used to finance the own loan.

The crux for the bank will be whether the house can be registered as collateral. If not, the question will arise as to why you have only saved a net 10,000 euros. And then it is always good to have a direct contact person at the bank to explain this.

If you push the loan amount down to 500k (the breakdown from was already good), you have to expect a rate of 1500 euros. Plus about 400-500 euros additional costs including insurance/small reserves.

Now you have to ask yourself whether you can manage 2,000 with the CURRENT income. You can offset your savings rate + current additional costs.

But then not much is left...



To what extent is the salary increase fixed? Contractually agreed?
Or public service and future promotions included?
