Good day!

I have already looked around a bit here, but unfortunately haven’t found an entry that could answer my question. Could someone possibly tell me exactly what is included in the [Baunebenkosten]?

so if you look at it from a business perspective, and you hardly can see it any other way since there is no definitive answer, then all costs that are not directly related to the execution of the construction are incidental costs... for example the trip to the notary for the contracts, the lawyer, the fees at the local municipality, etc. it is more or less a matter of definition, "what is not directly related to the construction," so rework or the garden could also be counted as incidental costs, but for a private person this classification is rather pointless anyway... you just need to know what you will have to pay for, whether those are main or incidental costs...

incidental construction costs include, for example:
- electricity, water, and gas connection
- sewer connection
- building permit
- construction electricity, construction water
- surveying/profiles

I can only agree with my predecessor but would like to add the following:

Planning costs - architects, engineers, experts, etc.
Regulatory fees - building permits, inspections, etc.
Financing costs - fees, interest, brokerage commissions
Telephone, postage, gasoline
Insurances

I can't think of anything else at the moment, but it's certainly not insignificant.

Hello everyone,

I think that many people are seriously miscalculating the additional construction costs because they do not take everything into account. Tarzan is completely right with his statement. You should carefully think everything through first and then act.

the ancillary construction costs are presented like all other construction costs in DIN 276 (costs in building construction) and are divided according to cost groups.

The ancillary construction costs are recorded in cost group 700. These are costs that arise during planning and execution based on fee and rate schedules or other contractual agreements.

These include the following:

700 Ancillary construction costs: 710 Client tasks 720 Preparation of object planning 730 Architectural and engineering services 740 Expert opinions and consulting 750 Art 760 Financing 770 General ancillary construction costs 780 (free cost group) 790 Other ancillary construction costs

These cost groups are further subdivided into more precisely defined subgroups, the enumeration of which would go too far here. The ancillary construction costs can account for up to about 20%, depending on the construction project, which must be added to the other (construction) costs.
