Hello everyone,

first of all, a happy new year to everyone here in the forum. It's really great how a layperson can read into the topic of house construction here and build up "some" knowledge.

We have the big [BV] coming up in spring 2016 and after initial talks with various providers, a (almost) final draft for our 2-story city villa slowly developed. The arrangement of the windows is still the least developed at the moment, but I think that should also be the smaller problem. We are more interested in your opinion on the room layout and room arrangement.

The plan was created by me, so please forgive me if there are any planning deficiencies there :).

Exterior dimensions: 10x11

We look forward to your feedback.

Regarding the floor plan:

    [*]Staircase with 360 cm running length will be relatively steep. For this, because it keeps coming up, I have drawn 2 examples for clarification:


    [*]Corner window in the utility room / pantry on the ground floor is hopefully not meant seriously ;-)
    [*]Upper floor: I would orient children's rooms preferably towards south/southwest, because that is the main time when children should use their rooms with sunlight. I also find it a bit few windows for the relatively large children's rooms.
    [*]Utility room on the upper floor facing south?
    [*]Bathroom with 2 accesses I always find problematic. Someone always forgets to lock one or leaves it locked ;-)
    [*]Bathroom with corner window in the shower I also find unfavorable.
    [*]Bathroom and T-solution could become somewhat tight: shower with drywall about 120 cm, bathtub about 80 cm, leaving 120 cm for washbasin depth and passage.

And, as said, without statements about the roof etc., everything else is also difficult to assess.

EDIT:
The door from the garage to the house ... isn’t that relatively unnecessary? How wide is the garage going to be?

... Always include window planning. Bauhaus tolerates more individuality in window positions and sizes, while townhouses usually lend themselves to symmetry. Thus, when planning, one should always have the exterior views in mind, as well as the property, to be able to assess the view and the light incidence through the window.

I will upload the site plan today or tomorrow. The plot is 536 sqm in size. We have decided against a basement and for a larger garage (approx. 50 sqm) and more living space on the ground and upper floors.

We want to build two full stories. Roof type: hip roof (city villa)

The air-to-water heat pump is to be installed in utility room I (ground floor) – we would also use this room as a pantry. Utility room II (upper floor) is intended for the washing machine and dryer.

Thank you very much for the hint and the cross-section of the staircase. I will adjust it.

As I said, I only sketched the windows quickly. Most changes will certainly still be made here – including the corner window in utility room I :)

Why?

Good point.

The garage, as described above, will be a spacious double garage with special dimensions. The width on the gate side will be 6 m.

Garage 6 m external dimension? If there are already 2 cars parked inside in a way that you can still get out halfway, I don't know if it makes much sense to include this connection into the thermal envelope, especially since the garage entrance is right next to the front door, and it is certainly easier to unload the trunk and go straight into the house than to go past the car to the side door.

Here now is the site plan. With SweetHome 3D very tedious, but the dimensions are 99% accurate.
