Open ceilings in the kitchen and possibly living area. Absolute must. That is why I am also willing to accept the additional costs of the single-story construction.

A neighbor of mine has a garage with a basement and an elongated opening between the garage and the garage basement. There, you can use a winch or something similar to transport things (tires, firewood, etc.) from the garage to the garage basement. Or you can use it as a pit and work underneath the car if you set up a ladder, scaffolding, etc. in the garage basement to reach the car.

A real rain shower (I would have liked to have had in hindsight) (and costs comparatively nothing because it fits easily into any floor plan).
