as already described by my predecessors, you should obtain a soil survey for your preferred plot. Although I do not think it differs significantly from the existing report, it helps to design the foundation according to the available soil quality.
In general, it should be said that
- the soil is very clayey and loamy. (cohesive soil)
- the soil is very frost-prone (frost protection class 3)
- located in earthquake zone 3
- a minimum foundation depth of 1.80m is recommended
- a basement will probably require a white tank, as the soil is not permeable
The plot is on a slight slope. Within the actual property, there is a height difference of 1.5m
What do you think about the expected construction costs??

1) The plot is near a main road (6000 cars per day), which is why we need better soundproof windows
You must carry out a soil replacement; since you want to build with a basement, probably to the height of the basement floor + foundation. In earthquake zone 3, not every stone can be used; for this reason, the rather soft aerated concrete should not be used. The type of sealing for the WU concrete in the basement can only be determined based on the soil survey for your preferred plot.
So far, it looks like—cautiously estimated and using fill gravel—that you must definitely expect additional foundation costs in the range of EUR 20-25 thousand (including disposal costs). The costs for the soundproof windows will be added depending on the provider and the number of windows.
2) the site will be surveyed again AFTER purchase. The purchase contract says that we commit to accept the survey and to pay the amount nevertheless. We will not accept that.
This is common procedure, so you have to accept it if you want to buy and build on the plot.
Oh yes... 160m² including basement costs around €350,000 plus additional construction costs here in the south. (without extras) Quite hefty... is that also your experience? It doesn't matter whether we talk to solid builders or prefab manufacturers... we always end up there. Realistic?
