Apparently the heat exchanger is no longer available new from Viessmann, which is why many heating engineers do not dare to tackle it.

The heating system is running without errors so far and has no pressure loss, correct. I definitely want to do something about it, but it is still running. That means we have gained some time for a final decision on how to proceed. Currently, however, I think we will simply install a new gas heating system.

Then you should hurry, as dertill already said. In BW and SH, it is already no longer allowed, nationwide the installation will be de facto banned starting in 2025.

We faced the same decision. Actually, the old gas heating system was supposed to keep running until we had made the house energy-efficient enough to install a heat pump. Due to the defect of the control system and various unreliabilities, we ended up biting the bullet and having a new condensing boiler installed. Now we can renovate completely at our own pace and see how far we can reduce the flow temperature. Based on that, we will eventually decide whether an air-water heat pump makes sense. At least during the freezing week in December (-13° C) we managed with 55°C and consumed less than with the old heating at +10°C. We replaced windows, partially heated radiators, and insulated the attic with 20 cm WLG 035. The next project is insulating the gable wall (90 sqm) with 14 cm WLG 035, which is currently the biggest weak spot.

That sounds pragmatic! Are you insulating the exterior yourselves? Thanks!

We will hire a company for the insulation. The energy efficiency consultant gave me the ID for the funding application at Bafa yesterday; the application has already been submitted. Based on experience, it can take some time until the funding approval is received (for the windows about 5 months!). We already have two quotes. Same service for the first is 230€/sqm, for the second 165€/sqm. Both are experienced good craftsmen... Third quote is still coming this week. Btw: According to my calculations, the new gas heating will have paid for itself after about 7-8 years!
