There is nothing about the underside of the roof and I don’t even really know what exactly that is.

The equipment description stipulates under the heading roof structure, shortened: straight roof structure according to static calculations, size of roof overhangs according to planning, profiled rafters and purlin heads on visible wood, planed roof overhangs, static dimensioning of the construction for photovoltaic installation.

Not included is the point: final treatment with environmentally friendly natural-colored glaze or topcoat.

We consider the outdoor facilities separately. We are aware that quite a bit goes into that as well. For me, this question regarding "move-in ready," meaning that nothing more needs to be done inside the house itself, concerns only the house itself. Driveway, garden, etc. are a separate item in the finances...

They mean the roof overhangs, these are often not included and either charged as an extra service or painted by the builder themselves...

Otherwise, there are too many unknowns...

It can also be done with only about 10k, but upwards everything is open...

We received a response from our contact person during the day today.

For just under 15,000 euros of additional investment, we would get an EFM base area 165 / living area 152 sqm wallpapered with white textured wallpaper in the area of painting work. Since we are still very inexperienced in the matter, we currently cannot estimate whether this is a good price or if we might get it significantly cheaper if we procure the material ourselves and obtain local offers?

Regarding complete putty work including concrete ceilings, baseboard painting, and painting the roof overhang, we would be at 5,297 euros for the above-mentioned house size. We are noting this for now and will have to inform ourselves further, also happy to get an assessment here whether it makes financial sense.

We also inquired about floor coverings. Parquet flooring in the attic (material value 60€ per sqm including installation 150€/sqm) would come to 9,930€ for 66.2 sqm. This was offered to us with the parquet flooring, but I strongly suspect that I would not install parquet flooring in the children’s room with small children. Therefore, this item can surely be obtained significantly cheaper? For the ground floor, there is a selection of floor tiles regarding the house equipment line, with a material value of 30 € per sqm, including installation 105 euros per square meter. We just have to take a look at this during the sample selection and alternatively see what else can be had for 30 €. In the living room it may be nice, it still has to be somewhat functional because of two children + their friends + toys, but a nice wood look would be important to us.

I have never laid a tile in my life, but is 90 euros per sqm for parquet or 75€ for normal tiles a realistic price for the installation only per sqm? Feels like a lot.

We had to pay 7500 euros for complete wallpapering and white painting with the same house size. Another 7500 euros for laying about 100 sqm of laminate.

Oh, tiling the living area, about 60 sqm, was about 6500 euros.

What I advise you: Call 2-3 painters in your area who can give you a rough cost estimate for: 160sqm gable roof house, single-story for roof eaves, stair railings, filling and sanding ceilings, wallpapering and painting walls with [Malervlies] white. And compare!
The same for tiles in wet and damp rooms. Also have them offer baseboards. The material price should always be the same, preferably you already have a closer selection regarding ceramics, format, and bonding. 30 Euros is average.
Then you will know whether [Kern] has priced cheaply or expensively.
