His calculation is missing quite a lot.

But as long as he doesn't read and absorb what is written in this thread and in the entire forum about construction costs/ancillary building costs - and in his euphoria quickly takes 40 sqm more of expensive(!) sqm, because the catalog price is the final price for him (we are all so stupid, and all the work like e.g. soil report, building permit, earthworks etc. is free) - he will still dream of his little house for a long time and will not be able to realize it.

I hope that it remains just a dream and does not start with a hopeless and ultimately ruinous implementation.

Regardless of optimistic cost estimates:

When only one plot is left in a development area, this can be due, among other things, to the requirements of that very plot.

In other words, the easily developable properties in the best locations have long been taken.
For the rest, a planner has to really think about how the desire to live and the property harmonize. (Which, however, can lead to very convincing solutions.)
But this also means that the likelihood of achieving a convincing development with [Kataloghaus Lieblos 136] decreases.

How much equity are you bringing in?
Fitting a new car, kitchen, and notary fees into one construction loan is really difficult. Getting all that approved by the [LRA] and the strict funding guidelines will be impossible.

Besides the polished costs, the financing is already exciting. Our local resident model (unfortunately) has a requirement of 20% equity of the loan value of the house. You are actually very quickly at 30-40% equity needed. The remaining 65% can then be split among the banks.
Fully developed means "external development" is done. You don’t have to pay anything more for the road. However, you still need €10k for your electricity connection at the house, the sewage, and water connections.
