Nevertheless, this will be a budget house, namely without extras.
You will not have a window next to the front door, you will either own a plastic door or a door made of spruce, laminate where there are no tiles. (By the way, I didn’t read anything about the tile price)
You will have a house without roller shutters, underfloor heating, controlled residential ventilation or a fireplace.
No highlight on the facade, none in the interior fittings – if you bathe at all, it will be in a length of 170.
Did the scope of work description say anything about the sanitary ceramics? Probably a design you wouldn’t want to call your own.
Toilet on an outside wall with a separate flush tank and a standing toilet – who wants that in their new build?
Sockets will definitely not be enough. Is there any kind of exterior lighting on the house?

If everything were that simple: the catalog price and the scope of work description not questionable, then this forum wouldn’t exist

There will definitely be additional construction and equipment costs coming up that you should factor in.

So, read the post, the iPhone was faster

As I said, costs are aimed to be turnkey but we are taking shell completion to have freedom inside with what we want.

Obviously it won’t be a house with much luxury but a standard that is enough for us, after all a house here is luxury to me
As I said, once the table is finished and ElK and Zenker are done with our desired concept, more input will follow here.

Priority 1 is the decision – with the house we have for now narrowed down the provider and design.

Still, thanks for all the criticism that helps me to rethink a lot and follow up

Oh yes, "fully developed" does not mean that the seller will pay your utility connection fees

What kind of heating system will the house have, what features?

I understand.

Our town sells as developed, i.e. after the building is determined, there is a one-time connection fee of 450€ - nothing more.

The rest follows as described

Do you produce your own electricity? No heating? Rainwater collection?
I believe there are quite a few things you do n o t understand!
If I am wrong, please explain.

Just a very small example: the construction service description states that TV cables are not to be laid and electrical cables only up to where a distribution box is planned. Nothing is mentioned about the box itself. After that, it must still be connected to the supply network. The staircase to the front door is also a classic example that is not included. Just some very small examples. I believe your calculation is missing at least €50,000.
