The positioning of the house is probably ideal for people who do not like gardens. There are better and more affordable measures against curious looks. In addition, the property is not suitable for special seclusion, because you have an above-average number of neighbors. House facing the street and refuge to the back. Garage / carport / parking space with hedge can provide privacy if well arranged.

I would actually place the house in the northeast corner so that you can orient the living spaces and the garden to the south and be as far away from the street as possible. You can place the carport at the front by the street and have only one path leading to the back. I would plant a hedge along the street side so that no one can look onto the terrace. The carport also provides additional privacy. You can create natural shade on part of the terrace, for example with a deciduous tree or a trellised arbor. But you only have about 30 days of heat at most, and for the remaining 335 days of the year, you’ll enjoy the sun! I don’t think a north garden with a north terrace is ideal. And the living spaces directly on the street wouldn’t be my choice either.

I like option 2, so the right one, well. But I would only plan one terrace facing southwest and not extending around the corner. I don't understand the point of such terraces, do people always move their table from one side to the other? You can achieve privacy with hedges, etc. Is there anything about that in the [Bebauungsplan]?

Seating on both sides, one with a table. Not everyone needs a table to sit comfortably. If a table is indispensable for sitting – simply buy 2 tables.

The main terrace is important to begin with. All other seating options will arise later and can be kept mobile. I would also rather go for a rectangular house here, which is set diagonally. The diagonals create more interesting garden sections with further sightlines that suggest more spaciousness and please the eye. The street is not the main part of the property boundary, but kept quite small. Therefore, I would not worry about that, as one can also enclose a terrace with bushes and half-high plants, at least on one side. I would place the house centrally and see the main garden to the west with connections to the north and south gardens. All locations are good for something! A basement is too expensive to be used only for storage. Therefore, consider the basement carefully: storage and stowage space can be obtained more value-adding but cheaper on the ground floor and upper floor.

Hello everyone,

with some time having passed, I would like to give you an update.

We have moved away from the "usual" prefabricated house providers and are now working with a freelance architect. He himself lives nearby and, after reviewing all the documents, created "Proposal 1." I have redrawn this in Sweet Home 3D.

His proposal is quite close to your approaches, placing everything facing south. He justifies the proposal by saying that the main garden is to the north. This garden gets quite a bit of sun from the east in the morning due to the neighboring buildings we know about. Additionally, the north garden serves as a shielded area from the street located to the south, and at least during the high summer, there is plenty of shade here.

Questions:
- What do you think about it?

- Somehow, I still can't assess what this garden will be like in the "non-summer" time. Will it be a black shadow hole? Will anything grow there? Because I can't assess this, I have some concerns about making a mistake here and ending up with just "dead" space later on.

- In my own proposal, I placed the house with the garage 4m further north, which would result in the north and south gardens being roughly 50/50 divided. Do you find that better/worse? I have heard that an even distribution of the garden is not ideal because then I wouldn't have a main garden, just two smaller ones.
