Too expensive? Cost check GU for extras

Hmm, I'm a bit confused now. We currently live in a semi-detached house for rent and three neighbors had their water softening system including installation installed last year for €1,800 (retrofitting).

Also, other price research on the internet looks cheaper. Ceiling spots, for example, are more around €60 (this was also confirmed to me by a friend who is a plasterer). That makes about €1,300 for 20 spots... Controlled residential ventilation with heat recovery at €6,000-8,000.

We are currently weighing up between a general contractor and an architect. Basic trades like shell construction, carpentry, plaster, tiles, electrical work are offered by "friendly" companies at significantly different costs...

Do you have an official offer with these prices? Then they must not be net prices. For private customers, the final price must be stated. Also, a "plus VAT" behind it or in the small print is not sufficient....just as a note.

I think I know which Grünbeck system you mean. That alone costs €1,450 online without installation. The installer can barely get this price himself from the specialist wholesaler, plus installation, material and labor – how should it be €1,800 then?!

And stop researching internet prices... that just makes you unhappy!

Would you like to narrow down a bit where in BW? More rural or more metropolitan area?



I don't quite understand the sentence. Costs compared to general contractor? Architect? An architect can initially only provide an estimate.

Near Ulm, but rather rural.

We have received a "Kostenaufstellung" of the construction costs and have also obtained "grobe Kostenvorschläge" from individual companies...

We are basically facing the question of whether to go with a general contractor or individual trades with an architect. At the moment, I feel that we are significantly cheaper price-wise with individual contracts and have more flexibility...

Yes, that will be the case. But even in individual contracts, there is no controlled residential ventilation for 6 to 8 vouchers in BW. How is that supposed to work? The material alone already costs more.

And 1,800 for a Grünbeck system is also rather unlikely.

For ceiling spotlights, you are always around 150 euros at least, including drilling, LED, and connection.
