Hi,

while reading I noticed something, you shouldn’t only consider the current situation. Just because you are not at home during the day today, that doesn’t mean it will always be like that. When you are retired, it will certainly be nicer to have sun on the terrace during the day.

Good morning,

of course the sun should also shine on the property during the day, just not only until 2 or 3 in the afternoon... I find it hard to estimate how the light will actually behave; presumably the houses around are more of a problem (regarding shading) than the slope itself, because it is not that steep. Also, south does not run exactly up the slope, but diagonally to the slope; from the street's perspective, the right front corner would point exactly south.

Which professional could help with such an assessment? So who do you ask? If you had already decided on an architect or builder, they should of course take a look at the property, but we are still in the information phase. Somehow I still have the faint hope that someone will say to us “Oh, that little slope, that’s not a problem at all”.

Hello!

In the meantime, we have been to "our" property many times and at different times of the day. We have also already had nice conversations with potential neighbors about the living situation, etc.

Overall, everything sounds great. The highway is audible depending on the wind direction, but we are not that sensitive, especially since with triple-glazed windows you shouldn't hear anything inside the house anyway. Besides, we lived for several years right in the Ruhr area.

The location on the north slope is also not as "bad" as initially feared. The slope allows sunlight from both the west and the east and is not very steep. At half past four, the sun was still clearly above the horizon; in summer, it even sets in a "hollow" and thus shines a bit longer.
In short: I believe this is the plot.

Now it is time to specifically compare offers from house builders, decide on a construction method (solid or wood), and basically consider how much responsibility/management to delegate, etc.
Certainly, more questions will follow.
