... at least that's what the architects say in a construction forum! However, I don't know if that's just professional envy?! ... because I have also heard the opposite (but from friends). Primarily, they criticized the roof shape, which, however, is standardized and often sold by our architect.

Dear forum members,

I would be happy if you could give your opinion. All ideas + improvements are welcome.

There are two of us and we will remain so! and we are planning a 1.5-story single-family house. The dimensions are 10.64 m x 10.94 m with a staggered gable roof. The lower roof has a pitch of 28 degrees, the higher one, under which the upper floor is located, 26 degrees with a knee wall of 120 cm. The building is a standardized house from the architect, the floor plan is "freely" designable. Windows are not fixed either.
Some explanations:
On the ground floor there is a walk-in shower in the WC (the elongated room). There is a strip of windows in the kitchen. The kitchen is a large area with a big table and a counter.
The bathroom makes me a bit unhappy: a shower is deliberately not planned, since we have one on the ground floor. However, perhaps a shower option in the bathtub should be considered?! I did not want an angled bathtub, but rather a washbasin on a countertop that is somewhat longer. The line indicates the room height of 2 meters.
Unfortunately, I cannot make sections, so here are the views from two cardinal directions.
A small cloakroom is planned in the entrance area. Additionally, when guests come, all the jackets and shoes should be stored in a closet (quick to access) in the study, as this room is rarely used anyway (until we can no longer use the stairs for age-related reasons ;-))
A basement is not planned.

I look forward to criticism and improvements!

Yvonne

I would say, you can do it that way if you are 100% sure no child will come after. Only depending on the location of the property, it will probably be hard to sell. For retirees it is probably too big, for families unsuitable.

Whether I would build that big for two people... well, rather not. But that is also individual.

The staircase becomes one of the most dominant parts of your house on the ground floor. No matter where you look from, you always see it. Even when you sit on the couch, you have the staircase right next to you. I don’t know what you are planning there, but our beech staircase is not so beautiful that I want to look at it all the time. That would bother me.

Hello Yvonne,

I rarely answer questions about floor plans; the internal layout is always based on the personal preferences of the respective builders. As long as it is buildable, no problem. However, I can somewhat understand the architects' statement in the thread title. The exterior view, especially in the entrance area of the house, is also hard for me to digest; I am a visual person and this view is not exactly pleasing to the eye!

The fact that a floor plan is standardized does not necessarily mean it is good. It is simply easier for the architect to "only" move walls inside. If he always tells his clientele that the fixed dimensions are unchangeable and they accept that, he can tell any further interested party without much deception that it is his "top architecture" ;)

With small changes – for example, more strips of light (remember that at least one should be electrically operable) below the ridge, adjustment of the windows in the front area to the overall architecture – the house appears more pleasing to the eye (in the direct front view). I know many sales colleagues argue that a builder lives more inside the house than outside in front of it; in my experience, this comparison is misleading. The appearance is also an important purchase criterion and often a permanent topic of discussion after moving in.

Kind regards

Thank you very much for your answers. @Boergi: as you say, the dining table is always our problem. It measures 1.10 x 2.20, and in addition we have chairs that are very wide at the back. Now, as we live, we have exactly the problem that it is difficult to get past when we have guests, i.e. when the chairs are occupied. But all our friends say they like sitting with us, and we should definitely not change the table. And for guests who are being cooked for, there is a table after all. So we have to build a house around the table (haha, we bought our current house like that too ;-)) Since we have a TV in the bedroom, we also iron there... I had originally thought of an open sleeping area (gallery/bed), but we have friends who smoke (unfortunately, I do too), and also the fireplace, so we "arrange" ourselves with a closed bedroom, where an exercise bike :-( finds its place. With an open sleeping area upwards, the smells would spread anyway. Besides, sometimes we have separate guests (girls' night / guys' night), so you can retreat without noise disturbances. We would design the hallway to be cozy accordingly. Regarding the shower: we will plan a shower possibility upstairs in the tub (ceiling height). We have thought about it: we will have overnight guests 3 - 4 times a year, so planning a second shower upstairs now (when we shower in the evening) is not efficient. However, the upper floor is being revised again... @ Bauexperte: thank you nevertheless for your message ;-) Yes, window bands in the ridge (question mark for the builder) were also considered some time ago. But by now the floor plan has adapted so that they would only be a disturbance from the inside. Nevertheless, I also see the exterior view: we have now adjusted something, and the gaps will be compensated on the outside with plants if necessary (I think). I am currently learning: what is a highlight for one is unthinkable for another. Whether expert or layman, everyone has their preferences. It’s the same with the roof or house style. It is also important to me that the exterior appearance is right! We have just looked at the revised plan again, and it works for us. After us the flood ;-) yvonne
