The floor plan is ready - any suggestions for improvement?

Hello first of all to all the great idea providers,

So about us: I am 29, my wife is 26, we want to start building our house (timber frame construction) this December and already have a suitable floor plan. (Please ideas and improvement suggestions). What we don’t really like yet is the large flat roof valley between the two gable roofs. However, we want to keep the full room height for the bathroom.

Maybe someone still has ideas

I like the floor plan and the house itself. It's a pity that not all dimensions are readable (maybe upload it again as a PDF).

What I definitely wouldn't do, though, is place the bathtub in the master bathroom in front of the window. That really limits the use of the window.

Wardrobe... will you still use the space under the stairs? Otherwise, it might be a bit small and especially restrict the curved area there.

How do you plan to access the attic above the garage? Pull-down stair? Overall, I also find the garage layout well thought out.

Unfortunately, I can't think of anything for the roof. But that's really a professional's problem and can't be solved by amateurs like me.

Unfortunately, I can't quite make out the measurements, but at first glance, several points stand out to me that (as a layperson) I wouldn't like:

- why the recess in the guest WC? that space cannot be used
- if the rooms are already to be divided this way, I would probably "flatten" the corner of the office (45° wall) and move the door closer to the WC, hoping to create a wardrobe directly by the stairs (or move the WC wall closer to the office wall to at least have more space in the WC)
- I would remove/move the closets in the hallway and instead install a door - as it is, the path from the couch to the WC is very long; besides, it would annoy me greatly to have to walk so far from the door to the wardrobe and thus drag dirt quite far into the house. You always have to walk through there to get to the WC...
- due to the TV partition wall, the space for the dining table is limited. More guests at once shouldn’t come
- the passages by the partition wall could each be somewhat narrow

- the passages in the bathroom between shower/wall and tub/shower could be a bit tight
- the space for the WC in the master bathroom is also not exactly generous
- for the closet room, definitely calculate how much space remains after plastering! it looks very tight with two rows of closets 60 cm deep. Alternatively, one row could be only 40 cm deep, for folded clothes
- kids’ bathroom: children do grow up and might have problems with the low height of the WC then?

I have found that if you copy the graphic, it can be resized appropriately in an image program like Irfanview so that the dimension numbers can be read.

The WC recess is probably mainly to make the entrance more spacious. Otherwise, it would be quite tight there. And I would really plan the wardrobe completely under the stairs. There should be room for a kind of pull-out cabinet for the shoes about 100 cm wide, and then still a good 150 cm of cabinet with angled doors... I quickly put this together in the section:

Where the wardrobe is now marked, one could place a narrow cabinet as a small shelf. Or just a few coat hooks for guests.

And right, the wall panel for the TV could also be moved about 70 to 100 cm further down on the plan, especially if there are supposed to be seats at the island.

Closet space for the parents... I would rather call it that... 234 cm wide... Ikea-Pax cabinets with sliding doors are 66 cm deep. So they would fit exactly to the right and left of the window. After plastering, they might protrude about 1 cm into the window recess on each side. The aisle width would still be about 98 cm. What I would leave out there are the dividing walls to the parents’ anteroom, because otherwise you wouldn’t fit 300 cm cabinets on each side.

Regarding the WC and shower in the parents’ bathroom, the passages should be about 70 to 75 cm wide. That is actually sufficient. In the children’s bathroom, it would be possible to pull the WC a bit out of the sloping roof area. However, I would omit any privacy screens there. They make a small bathroom feel extremely cramped and are absolutely unnecessary.

I think I also like the idea of the closet under the stairs. And in the dressing room there is no plaster because it is a prefabricated house, so the wall thicknesses are prefabricated dimensions. I also think it is better to leave out the wall to the hallway. And actually I wanted to install cabinets there myself (I'm a carpenter). As for the dining table, well, it was actually supposed to be rotated 90° and placed there.

I would still consider moving the wall panel further into the living area. You actually don’t need 470 cm there. And, turning the table will make the passageways towards the island and wall panel even narrower. Therefore, I would position the dining table as shown.

If you are a carpenter, I would design the cabinets under the door like Apothecary cabinets about 90 to 100 cm deep, but with coat rods etc. At least the two on the left, and then the right cabinet maybe with some shelves for hats, scarves, shopping baskets, etc. And the drawer unit for the shoes can also be made a bit deeper. So about 70 to 80 cm. That way you can make the most of the space under this staircase run.
