Hello everyone,
We are building our first house and are still "a bit" uncertain.
As a little background:
We like greenery and especially Miss is very fond of the garden. Unfortunately, building plots are getting smaller and smaller. In search of space-saving solutions, the garage was somewhat a thorn in my side, and so the idea of a generous basement in which the cars could also fit came to mind. Preferably, not just for 2 cars, but also a parking space for a trailer and room for bicycles, etc., and thus the misery began.
I have really gotten quite worked up about it by now, and our architect is grinning and "drawing." He said that once the concept is finished, we will do a detailed cost estimate and then see... Everyone tells me that in the end the architect will calculate a price and then, based on experience, the big cutting back will begin...
Guys, I’m really scared of being completely off the mark. I know the common cost estimates of 1500-2000€/m2 or 300-500€/m3, but I really struggle to calculate that for my specific situation.
We are planning modern and spacious:
200 sqm living space over 2 floors (+basement)
- lots of glass
- upscale fittings
- room height 2.70 m
For the basement, I am currently planning about 220 sqm, of which:
- about 50 sqm granny flat
- about 50 sqm heating cellar & workshop
- the rest (120 sqm) garage, unheated and undamped.
- room height 2.35
Overall, I roughly calculated around 1050 m3 of enclosed space.
And now the big question: Is there experience-based cost rates one can assume for the individual areas so that I can estimate more precisely? Or rather, how much does such a house cost (assuming without plot and without architect fees)?
I am curious and look forward to any answers (ok, maybe not).
